Today, I found the following (the article claimed to have taken the info out of court documents), which I thought was pretty interesting: Kody and Robyn owe $548,250 as of November 24 2021, to Moria Development, DBA Peoples Mortgage. Kody and Robyn were given a loan in the amount of $130,000 by Alaska USA Federal Credit Union. (This document specifically stated that "Time was of essence" So they were probably facing urgent financial trouble?) The maturity date on the flexible interest home equity loan is April 23, 2050, with TFC National Bank listed as the lender. (This may be the 150k loan) IT comes from a newspaper that said it had had access to the court documents.These are only a few companies and I have a gut feeling there is way more if someone really did the research. There is the Coyote Pass mortgage of course and there are rumours that Janelle took out an 80k loan for the RV. It baffles me to see how they have multiple huge loans/mortgages with different companies on one house. Where I live, that's downright impossible. You don't fully own a house until the entire mortgage is repaid. If you fail to pay, the lender will seize the house which was collateral in the first place. First, Second and even Third mortgages are not unheard of on a single piece of property. In the case of default, the 1st mortgage takes precedence, so because they are higher risk, the 2nd and 3rd mortgages are usually at a much higher interest rate to compensate for the risk factor. I believe Kody and Robyn purchased the Flagstaff property for $890,000. Considering the way property values have soared since they purchased, it may be possible that it appraises now in the neighborhood of $1,500,000, giving them enough equity to warrant 3 mortgages totaling in the area of $830,000. The "time is of the essence" clause is part of the fine print on every contract I have ever seen pertaining to real estate transactions. It's a broad spectrum clause that simply means that certain functions must be performed by a certain date or the contract becomes null and void (ie: the funds must be available to the borrower by a certain date, and in the case of a purchase, the property must be vacated by the sellers and available to the purchasers on closing). I'm curious how they'll deal with septic systems if there's a lot of deep rock, too. Can public utilities like sewage even be pulled into that area? I am also curious if they're only putting in the one big cistern. That won't be nearly enough for their proposed five homes, plus any irrigation. It looks pretty darned dismal to me, at least from a aerial view. I pulled it from Google Earth. The only "pond" I see is the one in the bottom left area and that's right near an existing home. Zooming in it looks very barren with none of the existing homes having trees or anything. I'm guessing water is either scarce or hard to come by. We do not know what time of year these aerial shots were taken nor do we know if the land has already been slated for municipal services and utilities. There is a LOT that goes into the valuation of undeveloped land. It looks pretty darned dismal to me, at least from a aerial view. I pulled it from Google Earth. The only "pond" I see is the one in the bottom left area and that's right near an existing home. Zooming in it looks very barren with none of the existing homes having trees or anything. I'm guessing water is either scarce or hard to come by. But I may have a totally wrong area. Usually when I see something like this, that area looks like it would be prone to floods or its a old river bed that has since dried up. You get a good monsoon rain and I don't know what the results could be.
