Seeing them passing out the flyers at Google for a 15M townhouse (which I admit is a GREAT location for a Google employee) cracked me up. My daughter is a software engineer at Google. Yeah, they make good money. The vast vast majority do not make the money to buy multimillion dollar homes, LOL. I guess they were hoping to snag the one in 200 top executive there.

Luis was spiraling before the bad breakup. He was unhappy selling RE and wanted to leave and go travel the world. He wasn't happy doing that so now he's back. Somewhere along the way he met and fell in love. It didn't work out. Now a baby is on the way. We don't know yet who the mother is but if it's the ex I wonder how that is going to work out. I don't see a baby being Luis answer to his perpetual depressing state of mind.

Passing out the flyers really exemplified why Ryan is a top broker. He was upbeat, comfortable, and trying to engage the passers-by. His team members OTOH were embarrassed, monotone and even sullen.

It's also easy to see how Pam got where she is -- incisive, clear-eyed, and realistic.

I remember that Derek did not want kids because he knew he'd end up with the responsibility.  Fred reassured him many times over that wouldn't be the case, but the kids are what, 1.5 now? And Derek is alone with them in LA.  I think Derek's probably the one who wanted to make the move though, I would guess they have several nannies as well.  I would think that Fred would miss them terribly though.  I can't see him living full time in LA, his business is in NYC and his heart is in Sweden.

Ryan will do anything for a deal, I would like to see him get to retire early though to spend time with his kid.  It's really interesting that Emilia was so superstitious about her pregnancy that she didn't post on social media at all about it and you could tell she really didn't want to be on camera either.

As for Luis having a kid, by now the baby should've been born if he knew the gender back in the winter.

I loved how the producer was, "Wait. What?!" when Luis casually mentioned his impending fatherhood. I wanted the camera to turn around and let us see that guy's face. Heh.

I really wonder how Ronita and Luis can re-do their working relationship. I mean, it sounds like they had a reasonable arrangement while he was gone with the 10% commission (though there's no way that can last forever). I have no idea how they structure things now-- she's spent two years creating her own brand.

Yeah, that was a mistake for Luis to give away his 60 custom tailored suits. He needs to lose the nail polish, too. It's not a good look.

Does he own the realty company or do they both work for someone else?

Maybe being on the show will help them get clients.

I don't think Fred and Ryan need the show as much as Luis did.  In Fredericks case, he has a partner and they work with developers from the conception/design of new buildings, which is presumably where he grosses most of his revenues.

He was Fredrik's assistant for many years, so I'm sure he's comfortable speaking his mind in front of him, but since Fredrik is pretty damn good at selling real estate, Jordan should've listened to him on this one!

I was happy to learn that she's been keeping their company going all this time.  I thought that she went to another office when Luis packed up and left, but kudos to her for everything she's accomplished while he's been gone.  I always liked Luis and her rapport.  It was nice to see them together again.  She was pretty upset when he left, and I always wondered what happened to her.  Now we know!

I figure with the nanny (or do they have 2 nannies?), that's made it possible for Derek to continue on with his painting without having to give up all of his time to do the daily chores required.  I like Fredrik and Derek together, so I'd hate to see Derek get resentful, but it doesn't appear to be an issue.  Those kids have a fabulous life!

I find it uncomfortable to watch Luis. He just seems like he's so tightly wound (even and maybe especially when he's "up") that I worry for him. I hope coming back to the show isn't bad for him, but I think it might be. I don't like him, but I do hope he's doing ok.

I thought he was pretty relaxed at the listing meeting compared to how he was previously.

He came up with a figure and when the buyer wanted more and mentioned another realtor, he pivoted smoothly, didn't try to argue.

And he was confident, telling Ronita that they'd get the listing, reassured her.

Yes his speech can be sped up at times but also he didn't feel the pressure to get a suit.

That's pretty zen.

Now, maybe the client had already agreed to hire them before that meeting so they were just playing for the cameras but he didn't look pressed or stressed at all.

I agree about Luis.

I've always liked him, but I feel like he's even more tightly wound now than ever.  It's like he's trying too hard to be the "no suit guy", with the nail polish, earring, etc.  It's a 180 degree swing from super polished to a slacker look, with his absolute defiance against wearing a suit.  Having gotten rid of 60 suits (did he sell?  donate?) was probably a huge dollar loss....$1000 each probably, as well as the shirts, ties, shoes, socks.....I'm guessing $100K altogether.

I wonder if he's seeking help for his depression?  It almost seems to me as bipolar (I am not a doctor, so I have no idea).  In the preview for next week, it seems like there is tension between him & Ronita.  

Seems like there is no middle ground for him with anything.  He's trying to make nail polish/leather jacket guy his new middle ground, but I suspect trouble ahead.

Given their clientele, I like a suit on the guys when showing property.  Didn't Steve's new boss tell him to put on a suit when he was going to meet a certain client?  I think I'm remembering that correctly.  It was last season.  I like it that Fredrik usually wears a fun pair of socks with his suits.  He has very good taste in clothes.  Milla will be the most stylish little tyke in town!

I think Steve is the most handsome of the group, but I detest the way he dresses and carries himself.  He always reclines way back in his chair and tries to give off this "I don't give a sh*t" vibe with his wrinkled clothes and floppy hair.

I know a lot of realtors in my city who sell multi-million dollar properties, and they all dress professionally, even when they are dressing down.  The most casual I'll see them is in nice pants and a blouse (females) or khakis and a button-front shirt (men).  I'd ask anyone who shows up with unkempt hair or green nail polish to leave (yes, females too).

I thought Steve was really handsome when I first saw him but his personality is so off putting that I groan when he comes on screen.

I like Luis but really hate the nail polish and earrings. I anticipate him blowing up and leaving again before too long.

Despite how much counseling Luis may have had in the last couple of years, he doesn't seem to realize that suits are not the problem.

His mindset is the problem. Dressing professionally doesn't mean he's bowing to convention, resuming old habits, or failing to be his true self. He should still be able to be present, calm, patient, or whatever he wants while still wearing a nice worsted wool.

I never could stand Luis and his new mystery persona makes me like him like him even less.  “Hey!  I’m having a baby!  But, I can’t talk about it!  I’m so mysterious and interesting!”  Um.  No.

Well that sucks that we have to wait another week to see the results of Steve's fast one in costume/prosthetics.

New Zealand woman embarrassed Luis I thought but maybe it was due to her having lost someone to suicide. It was definitely a bold move.

And sorry, but Steve ,as good looking as he is, just gets on my last nerve with his laid back too cool for school attitude and his weird gestures.

I don’t even want to see Steve in his disguise. Too gimmicky and I am just not interested. Too much air time for Luis. Ridiculous for the assistant to be removing Luis’s nail polish and painting his nails. I used to like Luis, but I think I am over him now. 

Ryan seems SO professional compared to Steve and Luis. Ryan and Fredrik are on a different level.

Luis is not fun to watch. His whole baby mystery thing is weird too. Almost like he thinks it’s his baby but it’s not and he is all obsessed. I don’t know it’s just weird. I feel like he’s taking time away from Fredrik too. 

Ryan continues to be my fave.

Steve in disguise looks idiotic. He looks pretty much the same to me in the previews.

Watching Luis now feels very awkward. The baby mystery story is also bizarre and seemingly out-of-left-field. As you mentioned, it's as if he's not entirely sure it is his baby. He speaks about the situation in a detached manner. 

Don't even get me started on Steve and his ladyfriend. That situation is kind of bizarre too.

I will be at my table for one in liking Steve. I enjoy Steve, Ryan, and Fredrik. I used to be fine with Luis in small doses during his original run on the show, but find him not fun to watch anymore. What is strange is that I am not minding Emilia this season.

These producers ...

No amenities so what does $4000 a month get you?  Does it cover fire insurance or something?  Or just money grab by the co-op board?

I believe property taxes are part of the $4000

We learned absolutely nothing. Luis lives for drama. It's becoming tiresome.

Luis is a real life Vaguebooker, one of those people who post dramatic yet vague statuses on FB -“WOW, just had my world turned upside down.”, “Wish I knew there was someone out there I could trust.”, “So this is what it’s like to have your heartbroken.”-just to get sympathetic responses from other people.  

Either talk about it or don’t, no one’s really watching this show for the personal drama.  I never thought he was a very good agent and he looks even worse now in comparison to Fred and Ryan.

I think Steve is looking more unkempt than ever so far this season. And Jessica, in his office, was looking really casual too. But, maybe that was just a casual office day and not a meet the client day.

He's cute and all, but doesn't seem to have innate absolute LOVE of the hunt and the deal that Fredrik and Ryan have.

I think Steve is still dressing in his fashion model days, but in my humble and no-fashion sense opinion, some high-fashion trends look like crap to me.  I like seeing Fredrik and Ryan in their tailor-made suits.  They're very stylish and business-appropriate.   Jessica is a beautiful woman, but I've seen her dress down before.  One time she was in overalls, which I thought was bizarre for NYC!  I live in the South where you see that occasionally, but in NYC?  I was kind of stunned.  Looking at the promos, how can anyone not know that's it's Steve in disguise?  It's like putting glasses on Clark Kent and not realizing that he's Superman.  Dumb.

I like Luis but he it's not healthy for him to appear on TV while he is in distress.

Agreed. The show is not the same without him. Ryan is always entertaining. Luis is endearing. Steve is beautiful, but sadly, not interesting.  I needed Fredrik...everything about Fredrik is right for tv.

Catching up on the episode now.  Floating staircases really freak me out!  Every time they show a property with one, it gives me a weird feeling in my tummy.  Like, I’d be terrified to have to go up or down one. That’s all I’ve got.

I think those are for look more than anything else.

You can't run up them because if you slip, there are a lot of hard edges and gaps to injure your legs.

Ugly wooden stairs in tract homes, either covered with carpet or not, are a lot easier on your joints and if you slip, you're not going to have some hard, sharp surface which can collide with your shins or ankles.

That's why in HH, people express concern about those stairs if they have young children or dogs.

But in these luxury homes, they also have elevators too, so people are walking up 3 or 4 flights of stairs on those floating staircases.
