I was sorry to see that Emilia this season has now jacked her face so she is unrecognizable from that pretty girl we were introduced to a few season's ago.  I am sorry to be so judgy but it's so distracting to see these cartoon lips on all these women. 

I came here to comment on this too. Steve’s girlfriend just looks scary.

I don't understand how people can not use some form of birth control when they are screwing someone who they just met. Aside from STD's "normal" people think about the consequences of pregnancy. And is there anyone who actually envisions their celebrating their silver anniversary let alone remaining together until the kid is out of diapers.

Emilia with all of her injections and puffed up lips looks like she is about 45. She looks like a different person from when she first met Ryan. I can't get past her lips. Looks ridiculous.

Steve's girlfriend. So, on the show when she was just moving in---they had known each other what? Maybe 6 months? They met on a plane and she was pregnant within a month. Good luck with that relationship. She reminds me a bit of Octomom.

From what he said on WWHL, Steve and his girlfriend are not married yet and he implied he is in no rush. How is she able to stay in the country? What type of a VISA did she have to apply for to be able to come here so quickly. It just doesn't add up. Maybe it depends on the country you are coming from?

Tyler is so annoying. I already want to fast forward his scenes. 

Steves girlfriend seems annoying and I love how he said they’ve been dating for a while but like it hadn't even been a year and she must’ve got knocked up like a month in to dating. I mean it’s not my life but it’s so suspiciously fast lol.

Steve was a dick about Ryan’s outfit. I don’t get what his problem was. His joke was lame too I think it’s cute how much effort Ryan puts in to his work and he makes things fun. Steve is just a douche who thinks he’s too cool for everything.

I'm afraid to know how much the dress the 9-year-old daughter of Steve's clients was. And I'm sick of hearing Ryan and others complain about the economy. Ohhh, poor me, I can only afford to spend 50 thousand for invitro.... or whatever. Ick.

Out of curiosity, I'd like to see these women in person and see if it looks as weird as it does on TV.  I was behind a woman in the grocery store a few days ago and she appeared to have had a facelift.  She kept turning around while she was unloading her cart and I was a little freaked out!  Her skin was pulled so tight that a vein was sticking out on her left temple.  I was trying not to stare and was able to keep my 'WTF' thoughts to myself.

Not that I recall.  They do show quite a few women in the supporting role on this show.  It doesn't bother me though since the show started out with the guys and I've always considered it "their" show!  I'm enjoying seeing Luis's former assistant in her new role though. Maybe she'll get more airtime.

Don't know how she is able to stay in country for now, but once that little bundle of anchor baby is born she's the mother of an American citizen.   Miami hotels are famous for charging a shit ton of money for housing expectant oligarch spawn...…that dual citizenship is priceless....

Plus he and Emilia purchased a massive 7 million townhouse in Brooklyn which is stunning as is but of course they are renovating it. So yeah, stfu Ryan!

Right, and it looks like they haven't even moved in yet (at the time of filming). They were definitely still shown in their smaller apartment. So, they own two expensive properties. I'm not too worried about their finances. And weren't they house shopping in Greece this summer?

I don't think they are specifically talking about a drop in their finances - although that obviously is going to happen when the market is decline.

However, the complete glut and consequent down turn of the luxury apartments which these guys specialized in (at least for the show) is a major aspect of the NYC real estate market. I don't know how you can portray this without it being a major factor in terms of there having to deal with sellers having unrealistic goals based on sales from two years ago and trying to figure out a strategy so that their ultra luxury unit or development is differentiated from the others glutting the market.

So far none of them has been bitching about a decline in income nor have they been shown with cutbacks - they still have their drivers for example and personal assistants.

Ryan was on WWHL the other night and Emilia was the guest bartender. Now that she’s given birth her look seems to have calmed down - I didn’t notice excessively puffy lips.  He said that everyone thought Steve was kidding about his girlfriend’s pregnancy because he is a real prankster.

I noticed the smaller lips on WWHL too. I wonder if she realized how ridiculous she had started looking with the super inflated lips. Or perhaps it is just time or them to get super plumped up again. Lol.

I wonder if Steve was actually happy about the girlfriend's pregnancy? Knowing someone one month and then expecting a baby is kind of like having a baby with a stranger. Maybe this is why he didn't tell anyone for a while. I wonder what his parents think?? They seem very down to earth.

I don't mind Tyler.  To be blunt, Bravo tends to feature the most unlikeable, stereotypical, bitchy, queeny gay men on their shows (Frederick is an exception), and Tyler isn't like that all.  He seems like a nice, upbeat guy who works hard.

Steve, on the other hand, sucks.

Re Ryan crying

On WWH, Ryane said on that particular day last Dec, there was a major downturn in the stockmarket-- and  12 or so of his clients panicked, called to back out of their deals.

Something else major happened too that I can't recall what it was.

BTW - Ryan also mentioned that Brooklyn house right near the BQE - he said the  buyers visited it several times before purchasing so they were well aware of the noise levels

I May be in the minority, but Luis is my favorite realtor in this show. I was so excited to have him back this season, so come on show!!! Put him on more!

At the other end of my popularity scale -Steve. Does that guy get deals with anybody other than his friends?  Not good.

I like him too!  I would watch a 2 hour MDL if it meant seeing all of the guys!

So true.  I enjoyed watching Tyler and seeing what different ideas he brings to the show.  I admire him for putting his client's health first and advising her to take the apartment off the market for now.  Not many of them would do something like that.  I agreed with him though.  The little girl specific room needs a re-do.  Even though a prospective buyer could do it themselves, I can understand their reluctance given the price of the apartment.  They want move-in ready.   Now in my little world, a project like that wouldn't bother me, but I'm not buying high-end properties, so having to repaint a room (or multiple rooms) is something I'm used to doing!  

I figured Fredrik would get the last word on the apartment he was trying to sell Steve's friend.  Steve was a little too cocky about it being a buyer's market.  The buyer has to be willing to give a little bit too.  

I wonder if Emilia had a difficult pregnancy and had to be on bed rest.  I'm glad that she and the baby seem to be doing well now.  She's lucky that her Mom could come and stay to help her out.  I'm anxious to see how their townhome looks once it's renovated.  I'm trying to remember what it looked like when they bought it, but I didn't think it needed any major work done, but I understand that we all like certain things in a home, so they might as well change stuff out now before they move in.   That developer that Ryan is dealing with is a bit of an ass.  He could've been a little more tactful when telling Ryan that the name 'Smile' wasn't  to his liking.  He didn't have to basically tell him that it was the dumbest thing he's ever heard of.   Looking at the building, I thought of an Arc.  How about 'make the Arc your Ark?'  😉

Think I am officially over Steve. He really seems like an unpleasant jerk this season. The girlfriend storyline is weird too. They do not seem like a couple to me. How much do they actually have in common, other than the baby? How does she have healthcare here? I guess she doesn't and Steve is paying all of her doctor/hospital birth bills. I cannot picture them staying together.

I saw Emilia and Ryan on WWHL after show. She obviously had a difficult time getting pregnant. Went through IVF. Said she watched a lot of the Housewives during that process, because she was home alone throughout much of it. Said she was afraid to post anything about her pregnancy. Hopes to have more children.

Here's my take on Emilia - going through IVF is tough. I did it, you have no control over your body, so maybe the lip injections were her way of asserting control over her body.  I'm 2nd generation Greek and Italian with olive skin, black eyes, jet black eye brows. and when I was going through IVF, I kept getting more and more blonde highlights in my hair to the point that I was a blonde. 

When I look back at pics from my brother's wedding I ask my mom, "why didn't you stop me, why didn't you tell me I looked like a fool".  She said "we tried, but you scared us".  I may be reaching on behalf of Emilia, but I'm going to cut the gal some slack (for now).

Tyler's right, in a down market the buyer wants move-in ready, not a fixer.    The little girl's bedroom was over the top, even for many kids.  Hosed down in pink like it was is way too much.

I loved that Steve's client missed on Fredrik's client's apartment with the great terrace.   Since I didn't like Steve, or his client, this week, I'm glad Fredrik sold it to someone else.

Honestly, this was worlds better than the integrated The Hustle movie and Priv ads on RHoNY and the Modsy ads on Top Chef and Cyrus vs Cyrus. The latter was a home design show and the integration of Modsy still never worked or felt organic. Then there was the integrated ad within an integrated ad on RHoNY when they put a Nivea hand cream ad inside a Priv ad. Inception!

This was a master class of subtlety in comparison.

I prefer the unit that Fredrik was selling. It had a beautiful terrace & a parking spot.

It's shocking that the price came down from $8.5M with the parking spot to $6.6M

Even though the unit Steve sold brought the comps down in the building, his didn't include a garage, so I thought the one Fredrik was selling was worth more than what they ended up accepting.  Maybe the seller got nervous and didn't want to pass up the offer, or they were in a bind and needed to sell it quickly.  

It sucks to be a seller in a buyer's market, so if you're in a hurry to sell and can't sit on a property for a long time, you've got to be willing to take less than what you wanted.  On the other hand, buyer's can't expect that the seller is going to give the property away.  As I said before, Steve was rather cocky about the whole thing and that's disrespectful to the sellers, IMO.

Without seeing floor plans and finishes for the two apartments as well as actual square footage, it's hard to say which is "worth" more. 

There is a real premium in terms of being on a high floor. I personally would not have much interest in the terrace so it wouldn't particularly add value to me. It was kind of creepy in that it was open to view by every other apartment in the building. I prefer a higher floor and preferably one with a view of some kind - I currently live in a high rise with an unobstructed view and my favorite apartment in Manhattan had an unobstructed view north to the city including the Empire State building.

I actually found it interesting, and wouldn't mind an occasional built-in plug as long as it was something new on the market, and fit into the current story-line.

The terrace was nice, but you're right, I wouldn't want to be on display like that either!  My dream would be to have one on a higher floor with a balcony and a great view!  I'd like to tag along with Ryan or Fredrik just to see all of these fabulous apartments and townhomes.  That would be a fun day!

Funny I was just watching some of Ryan's youtube videos and in this video from last year (Nov 2018) he talks about just taking on the rental property in Harlem (that we are seeing now) and in a different market he says he might not have taken it. Anyway, in the segment (I've linked straight to when he starts to talk about it) in the video below he talks about it being called "The Smile" and why, I wonder if this was before he had the talk with the developer who was quite mean I think. It was just overly harsh...but anyway I wonder if this was before that or the developer came around on the idea later or the whole scene was just for show. I don't like the name either, I did understand the criticism if the aesthetic the developer is trying to go for is cool sophisticated, but he just seemed like an ass.

I missed a little bit of the numbers with the Fred and Steve situation so I wasn't sure if Fred 'won' in the end. I'm happy it seems like he did even if the property owner didn't exactly win on the final sale. Steve does seem to be going out of this way to be a jerk this year, which doesn't make sense, I thought they were all friends.

An interesting article in today's New York Times which illustrates how precipitous the decline is in the high end luxury market and the glut of condos on the market or coming in the market in the near future.

A quarter of the new condos built since 2013 in New York City have not yet found buyers, according to a new analysis of closed sales. 

Among the more than 16,200 condo units across 682 new buildings completed in New York City since 2013, one in four remain unsold, or roughly 4,100 apartments — most of them in luxury buildings, according to a new analysis by the listing website StreetEasy.

“I think we’re being really conservative,” said Grant Long, the website’s senior economist, noting that the study looked specifically at ground-up new construction that has begun to close contracts. Sales in buildings converted to condos, a relatively small segment, were not counted, because they are harder to reliably track. And there are thousands more units in under-construction buildings that have not begun closings but suffer from the same market dynamics.

IIRC, if Steve's friend would've come up from 6.5 million to 6.6 million, he could've had the apartment with the terrace & garage (he indicated that he really liked the terrace for entertaining.)  Instead, I believe that he paid 6.7 million for the upstairs apartment, which Steve said would be a better investment in the long run.  (Someone correct me if I'm wrong on the numbers.)

Due to Steve's advice, his friend stood firm on his initial offer of 6.5 because it's a buyer's market, and Steve thought that they held all the cards.  He wouldn't come up at all from his initial offer.  If he really wanted that terrace, then he lost out.  Hopefully he's happy with the apartment he got.  I'd be curious if he had any regrets about not having Steve negotiate a little better.   Either way, both apartments sold so hopefully the sellers were happy.

I'd rather buy Fredrik's unit, and it's partially because of the terrace, and parking space.   It's also because I like Fredrik as a person.   I have the feeling that once you're a client of Fredrik, that he's always going to remember you, and be your friend.    I don't get a similar vibe from Steve. 

One thing the real estate agents never mention to the buyers, at least on camera, is the difficulties of remodeling condos, and especially coops in NYC.     My understanding is that times they can work are very limited, and there may be a lot more limits depending on the condo board.

Really? A lot of the ones that were renovated or designed within the past 5 years look exactly alike to me.

I like the older buildings with  some history to them, but I still enjoy seeing the newer designs and what's on trend.  A lot of the new designs with all of the white countertops and cabinets seem rather cold and sterile looking to me, but I'd still like to see any of these properties in person.

In a high end apartment, it doesn't matter because they will be ripped out and redone to keep up with trends.

It is only when trendy stuff trickles down to the middle class does it become relevant in terms of becoming "dated" because generally middle class owners don't have the financial ability to rip out relatively new kitchens and bathrooms because they don't like the style. In the more expensive neighborhoods in Los Angeles, it is standard operating procedure for a new owner to gut a kitchen when they move in even if it was completely redone five or so years before.

Exactly.  All the Carrera marble is going to give way to the next trend, as yes, that will become the next olive green appliances.

I'm skipping the whole gray trend, which is over anyway, for the next thing, as I usually wait 7-10 years between trends, and I'm still on beige and granite.  Because for someone like me, to spend tens of thousands each time a trend happens, I'd go broke.

I do think that all these box/white/gray apartments with the huge windows all look alike, and they all look cold.  They look like all of those lookalike box homes on MDLosAngeles.  Zero character.

Developers build to financial trends, so they overbuilt a few years ago, hence today's glut.  It will come back; these things always do.  But by then, these places will need to be gutted and remodeled, as well as price drops, so the developers will suffer losses on today's empty units.

I guess I'm a party of one for liking Travis.  Normally, I can't stand OTT people, and when he first came on, I was like.....ugh....but when he started telling his story, and showing pictures of his former self, I so appreciated his vulnerability and authenticity.  He didn't hide behind stupid wild hair, like Steve, or frozen lips, like Emilia.  It's actually the same reason I like Ryan more this season.  It's courageous of him crying on camera with difficulties.  I know, people are like, waaaah waaaah, the market's soft, you're still a millionaire, but someone like Ryan is early in his career, and this market is a setback, and instead of him puffing himself up (like Josh Altman on MDLA), he shows his true feelings, and that makes me soft in the heart for him...and Travis.

It’s not relevant in the ultra luxury market because the extra cost is insignificant in terms of their wealth and budgets. It’s only relevant if you are working on a middle class budget and so a few thousand dollars or extra time is a relevant factor. Just divide a number by a hundred or a thousand and then realize how little it matters to a wealthy person. Not that all wealthy people are spendthrifts but it isn’t a factor to the same extent as a middle class person.
