Jeana Keough was also a model and a Playboy Playmate centerfold.  She was married to Matt Keough, former MLB player, who died after their divorce.

I enjoyed her.  Tamra hated her.  This would be good TV.

I read the article when it first came out in the Sunday Styles section of the NY Times.  I still don't know what's surprising about it.

I'm glad Island Vista sold last week, it was huge, and over the top, but I like houses with more character. 

"Know When to Walk Away", New, Season 15, Episode 4, 7/31/2024

"Tracy deals with heartbreak in her personal and professional life; Altman bags a huge listing, but it comes with a side of headache; Flagg agrees to list a property in Trousdale for more than it's worth, which he quickly comes to regret."

Flagg's Trousdale listing at least has some color.  However, the seller wants $18 million, and Flagg says it's worth $16 million, and it's going to market at $17.995 million.   House is lovely, but probably will need to be updated, on this show everything needs to be updated if it's a few years old, and this house is still nice.  He wants the other brokers at the brokers' open to give him feedback on the price. 21,000 sq ft, 6 bedrooms, on a large lot with a fantastic pool, and an equally fantastic view. 

Trusdale homes can only be 1 story, and this one has a basement with a gym, movie theater.  Built in 2008, finished in 2009.  Flagg wants to cut the price to $16 million, and says house should be priced at $14 to $15 million.   Flagg's listing is lovely, even if it doesn't look like a 2024 white sterile box. 

 

Tracy got dumped by the boyfriend.   Eric packed and left, after 3 1/2 years. Now we get to watch her wallow in her misery.   Her daughter is more realistic and mature than Tracy is.

 

Altman's new listing in Trousdale is spectacular, if you're into modern and huge.  Altman sold $1.5 billion worth of the owner's properties over 10 years.  Max is a major developer.   7 bedrooms, 11 bathrooms, the powder room is magnificent, on 2 acres, priced at $3,000 per foot.  The kitchen has on e of the longest island's I've ever seen, renos cost $19 million.   Altman wants to list it for $48 million.  

Altman is also trying to find Max's next development, and has a gutted to the studs property above Sunset.   With the elevation of the lot, there could be a 2 or 3 story ADU, without compromising the view, and it has permits in place.  The lot/gutted house will be $2 million, and $4 million plus to reno, so Max passes.   

Altman moves on to try to find something for Max. 

Tracy and Flagg meet for lunch, and crying about her break up.   She says her dog Jake was devasted by Eric leaving.   She's not taking Flagg's misbehaving dog George to make Jake feel better, she says George is a bad influence.     

Altman and Heather find out about the break up with Eric.   

Tracy's listing in Studio CIty with the giant wall on top of the ADU to block the view of the apartment looming over the back yard.   $3.25 million is the listing price, this in the house with the jets flying over constantly.   Lots of showings now.  4 bedrooms in the main house, huge lovely main closet, and ensuite.   The pool and spa are lovely. 

 The ADU is big, with a separate driveway entrance.  It would be lovely for the prospective buyer's shoe business as an office.   Tracy has an offer on this house, but they still want $3.5 milion.   The offer is $550,000 below list.  The owners want to counter at $3.5 million. So, they're taking it off the market.   

Flagg and George are at Jake's house, (OK Tracy's house).  Flagg's client is pissed about the price he wants to list at, and the lack of offers on the over-priced house, so Flagg is fired if he doesn't get an offer at full price in a week.  Flagg's responding email to the property owner is the truth.  He's getting fired any second. 

Altman has a place behind the Bel Air hotel,  9800 sq ft, fully enclosed 2 story courtyard and atrium.   6 bedrooms, movie theater, fantastic view, permits in place on 4.5 acres, gian pool.  Top floor is the owners suite 4200 sq ft.   Gigantic pool, tennis/pickle ball court, Big ADU possible, 28,000 sq ft house is possible.  future sale price is up to $150 million.  List price is $25 million. Possible list after building is $120 to $150 million.

Unless I missed some gossip, tonight's episode is the first time I've heard why Tracy and Jason's marriage failed. I had no clue it was because he had cheated on her. She has bad luck with men, it seems. 

I'm glad she realized that her relationship with Eric wasn't going to go the distance because of his age and where they are in their lives. I enjoyed the moment between Tracy and Juliet. It was sweet.

I almost laughed out loud at Flagg saying he's a traditional romantic. Despite his long-standing relationships, that's the opposite of how I would define him. 😂

I like Flagg, but he seems high-maintenance and perhaps, needy. I think that's why his relationships eventually sour.

I don't know why Flagg was dishonest with the prospective buyer who asked when the 18 million dollar house was built. Flagg told the guy it was built in 2008-2009. It wasn't, it was built in 1990 and renovated in 2008-2009. Two very different things. Flagg even bitched that the owner didn't pay much for it ($900,000 in 1990) so should be happy with what Flagg thinks it is worth. I did like the property though, much nicer than the boring white boxes of the last several years.

Same with the house shown by the designer that Altman works with, such a refreshing change to actually have color in a home these days, either newly built or newly renovated. 

No surprise that Tracy and her boyfriend broke up. I couldn't remember how old Tracy is and was surprised that she will be turning 49 in a few days. She looks several years older IMO. But ya, hardly a surprise that the 28 year old is moving on. More of a surprise that they lasted 3 1/2 years.

There's plenty of needy people in successful relationships.  I think it has to with the age gap between Flagg and his paramours.  Josh is only in his late thirties, but he's really an old lady at heart.

I do feel bad knowing that her husband cheated, especially given that their daughters are aware of what a jerk their dad is.

But that flashback to douche-bro Eric with his half-sideways baseball cap at a restaurant, made me remember the ick I felt for him.

Speaking of douche bros, who would have ever thunk that Josh Altman would end up with the most stable relationship of all?

😂 I was thinking the same thing when they showed Heather and Josh in his car talking to Tracy over the phone. 

Heather seems like a genuine sweetheart.

Right, anyone with half a brain would notice the noise when viewing the house. They would have probably viewed it once or twice and did a final walk through, so no way would they not hear and consider it. While the house was gorgeous, that whole apartment thing behind would bother me as well

The apartment house looming over the property would bother me more than the airplane noise.   The apartment house wasn't just behind the house, but several times the height of the house, the wall, and everything.   I can't believe the couple bought that house in the first place.   

I think the sneaker designer would have been perfect for the house, with the separate entrance for the ADU and using it as a showroom.

Loved "Selling New York," wonder what happened to all of them - I could swear there were some Elliman realtors on it.

There was a "Selling Los Angeles" too, and in one episode, I thought "I recognize that realtor from something else," checked her name and it was Francine from "Scarecrow and Mrs King" in a new career.

I wonder what the rent is for the unsightly apartment overlooking the Million Dollar Listing? I do have to agree though if you’re paying that type of money you don’t want a low life like me looking at you while you’re sun bathing and swimming. LOL!!! 

It’s funny but I follow Tracey’s ex-boyfriend on instagram but I had no idea he was the one and the same. He has good content and is built like a brick house. I don’t actually work out. I just watch and sometimes think I really should get off this couch and workout. I’m 60. I’m too old for that crap. LOL!!!!

It’s too bad Flagg’s new home was a Money Pit. I’m sure if the had the time or desire he could make it look beautiful but I’d cut my loses too. 

I thought it was nice that Tracey was trying to help the young couple out. Although, I did think they were going to take the low ball (not really) offer. I’d be curious what the status of the home is now. 

Once again, a fun harmless episode. The houses are starting to all look a like but I guess that’s what’s going on the other side of life. 

Finally, I want Altman’s Rolls Royce.

New, Season 15, Episode 5, 8/7/2024. "A Tale of Two Listings".   Not putting the online descriptions I found, I think they tell too much. 

Altman and brother are in Trousdale, at Joe and Irina's house, they have a 21,000 sq ft house, they sell clothes and Rolls Royces, but have an obsession with Rolexes as design. .   Finishes are fantastic, great view and pool, and the house is modern and has actual color, sold fully furnished.  It's listed with furniture and house separate, because the taxes are on the house only.   7 bathrooms,  and 5 bedrooms. They owners thought they would spend more time in L.A. and doen't really live there at all.  Bought for $17 million 3 years ago, now listed for house at $16.995 million, priced to sell quickly.   Trying to sell in 30 days.  

Tracy looking at a new build in Stone Canyon in Bel Air, near the hotel. Tracy's new team member Jamie, has the listing.  House is around the pool.  Not a family friendly house, aimed as a second home for an out-of-town visitor.   A party house. Main floor guest bedroom is nice, but no shower in the ensuite.  Second floor main bedroom has a huge glass closet, big shower in the ensuite.   Constructon site next door.   House needs a lot of landscaping in front for privacy.  Owner wants to price at $23 million, Tracy says price at $22 million.   

Flagg's listing in Trousdale is not selling, with a few showings. Flagg is trying to do night time open house for the views.   Nobody shows for the night time view open house for agents.   House is on the wrong side of Trousdale for a night view.  Only one person shows for the open house, from the sign on the road advertising the open house.  Since the theater in the basement has rat traps, I'm guessing the dead rat in the pool wasn't just one.   

Tracy agrees Flagg  should sell the gutted property on Bedford, but only if he can find something new.    Flagg wants to look at Altman's listing in Trousdale.  I'm guessing Flagg will lowball any offer he makes. I love this house for Flagg. Flagg loves the house, but not the furniture.

Flagg loves Altman's listing. House is smaller than his previous sale for $15 million, but finishes on this house are superior.  Matt says he's not coming to inspections and everything else with Flagg,  Josh will have to do it. 

Flagg is still trying to sell Castle Place in Trousdale.   Altman is showing his Trusdale listing too.    Flagg finally got a reduction on Castle Place to $17 million, still over priced, and he wants another reduction to $14.995 million.   

Tracy will take Flagg to Altman's office for the offer on Tousdale.  $13.3 million is Flagg's offer.  Tracy goes in alone to see Altman.

Josh Altman’s brother is better looking than him. YMMV. I wish he’d stop being so mean to Flagg like he’s better than him. Tracey looked very pretty tonight. Not too OTT. 

Obviously, Altman isn’t going to accept $13.3 but it’s a good start. Flagg doing his darnedest to tell that owner his house ain’t worth $17 million but whatcha gonna do?

I didn’t like the glass closet. I would be afraid I would walk right into the glass. Rich people problems. 

The Rolls Royce salesman (?) and his clothing designer wife (I have no idea if her clothing line is successful or not) but it was refreshing to see her daughter wearing cut off jeans & a simple top. Maybe, her parent’s wealth hasn’t hit her yet. LOL!!!

“Buyer’s Remorse.” I can’t even.

Flagg needs impulse control. Who in the hell would buy property sight unseen? Especially a luxury real estate agent? He took the sellers’ word that the mansion was being used for furniture storage? That place was gutted. He didn’t even look at the backyard? God only knows what’s under those tarps.

I would just tear the whole thing down and build new, if it’s not a historic property. Would probably be cheaper. The interior is appears structurally unsound (Tracy’s heel going through the floor).

My Lord, even I was shocked at that.

Apparently it takes years to get remodeling, or tear down and rebuild from scratch permits in L.A.    That was part of the huge delay with Carly who bought land, wanted to bulldoze the house and rebuild some megamansion.   

That's why Altman was pitching houses to his developer client that already had permits in place.

It’s also very sad that she is trying so hard.  In one episode she had her coat off her shoulders, or off one shoulder.  That’s a (stupid) look that the young women in LA were doing like 10 years ago.

Carly Steel (I think Steel, I could be wrong again), was the woman who paid millions for a tear down lot on the Beverly Flats, and was going to put up a $10 million mansion on the site, that quickly ballooned to $30 million and after two or three years, still didn't have a finalized floorplan, permits in place or anything else.   She was on last season, and a few episodes this season. 

Josh Flagg talked her into selling the land to a tennis player, for $5 million profit in three years, and she bought a turnkey house on the Beverly Flats for about $10 million (could have the price wrong).   The land sale and house buy was a couple of episodes ago this season.

Tracy is one of those women who thinks she can stop the march of time. With all the running around she does, how are her feet not ruined by those stillettos? 

I was surprised she had apparently invested (no pun intended) so much in that boyfriend. That was never meant to last.

New, 8/14/2024, Season 15, Episode 6 "No Deal is Easy".

"Tracy goes against the odds to sell an unfinished masterpiece; Altman's protege turns a sweet deal sour." 

So, after last episode, Flagg is offering on Altman's Trousdale listing, with Tracy as his agent. Flagg was sitting in Tracy's car, but now he joints the negotiations.  List is $17.995 mil, and his offer is $13.3 mil, 30 day close, all cash.    Flagg certainly won't buy the furniture and furnishings for it.  I'm guessing that the new owner of the house isn't Flagg.  Tracy claims the house is only worth $14 million. Seller counters at $15.995 million.   $14.5 mil is Flagg's next offer, and Altman says at $15 mil, no commissions, and the same terms.     Flagg offers $15 millon, best and final.  Tracy tells Flagg to bid $14.750 million.  Which commissions waived is $15.113 million.   Then they fake Altman screwing up.   No deal on the house.   Tracy tells Flagg to move on to other houses. 

Flagg is considering keeping the gutted wreck house he bought for $9.2 million, or something like that.  

David Parnes comes to look at Tracy's Stone Canyon new build. List is $22 million, with furniture included. 10,000 sq ft.   The construction next door is an issue, and it's a good location in Bel Air, close to the hotel. 

Altman's first intern is the opposing agent for the buyer, Jacob, who is with Altman's team.  Offer is $15.5 mil.  Seller's counter is $16.5 million, Buyer counters $15.7 mil.  Deal made. 

Flagg is thinking of finishing his gutted buy on Bedford,  and says it will be worth $20 million when it's finished.   He's foolish, house is a wreck and just the permits will take years.  Listing price is $10.995, and was purchased for $9.2 million (I think).  Tracy actually gets a buyer and agent to look at Bedford.  Tracy tells Flagg he can do the house in 14 to 18 months, for $3 million. Flagg says his heart just isn't in redoing Bedford. 

Altman Bros say buyer for his Trousdale house pulled out. The sellers were on a plane to L.A. to get their personal stuff out of the house.   This sucks. I wonder if Flagg will bid again?  Or the other potential buyers.   Flagg's clients don't take the loss of the sale too well. 

Stone Canyon is being shown again, it's a whisper listing, even closer than a pocket listing. The house next door is looking right into the primary suite of Stone Canyon.  

Flagg is meeting Nikki Haskell, and old family friend and socialite.   He threw her 80th birthday party.   She was friend's with his beloved Edith.   Nikki seems to be very sensible, and gives Josh good advice about the ex boyfriend, and the house remodel.   I like Nikki.  

Matt and Josh tell the Trousdale sellers the deal is over, but they have another offer for $15.5 mil.   Plus, that buyer wants the furniture, for $300,000, so worth $15.8 and tax is only on the house, not the furniture part of the deal.  

Flagg and Tracy go to Bedford again, he hired an architect for a site plan to decide on the house.  Flagg hasn't found another house that appeals to him, and fits his needs. Estimate in $8 million plus, and furnishings. Project will take up to four years to complete.  Costs will be $1200 to $1500 a sq ft to remodel.  Flagg decides to rebuild the house. 

Stone Canyon, the Bel Air new build, sells for $20.5 million, with Tracy giving 1% of her commission back to the seller, so $200,000 or so to make up for the mansion tax, and the sales price below the $21 million that was the seller bottom line.

They also have Flipping Out on the Bravo Vault channel, if you can stomach Jeff Lewis and most of the cast. It is appalling how they acted, Jeff in particular. He got worse every season.

I enjoyed tonight's episode. 

I know others feel differently, but I like the cast whittled down to the Joshes and Tracy. I think they all have a great rapport, and I'd be fine as long as producers avoid manufactured drama. 

That said I'd be fine if Heather were bumped up to the main cast. This way there would be four agents. Despite the fact she's ambitious, she's kinder and less dramatic than the other three. 

But I'm guessing that Heather (and even Matt) is fine with being supporting cast member. Maybe they prefer more privacy. 

It was nice to see David, though. I always liked his personality too.

The Brits are both still partners, and sell high end estates.    They seem to be doing very well. 

I'm still wondering about the wisdom of restoring, and remodeling Flagg's mansion.   It's not a flip, so I'm guessing he'll have a lot of angst about spending that much on the house, and then living there without selling it.   He paid $9.2 or so for it, and claims he'll fix it for $3 million, and in less than two years.   I agree with Tracy, it will take three years, and cost double what Josh claims his budget is. 

I really enjoy seeing the homes though.

Yawn, mostly.

I think Tracy is an attractive woman. If she would stop trying so hard to dress and look 20 years younger and  just relax and be her age she'd be stunning.

I'm still concerned about Heather's extreme thinness, but I like her for what she said a couple of seasons ago...that she and Josh didn't need an even bigger mansion, and she doesn't want their kids growing up thinking they needed to live in a massive mansion.

I like Heather, but she was prettier without all the work.  Her face is just so frozen.  Not as bad at Stone Canyon Melanie, she gave me the creeps, and wondering what she looked like pre work.

At least Tracy has kept her facial work more natural looking.  It seems to be de rigueur for Southern California women.  Seeing them at horse shows out of their state they stand out as quite exotically unusual, always the sort of stunned look with wild clothes.

Why in the world does Flagg think he needs such an enormous house? The one he and Bobby lived in looked like a 3 or 4 bedroom with pretty small living and dining room.

I missed David somehow, and I'm not rewatching.

Oh, god, more Matt Altman.  The only plus of him showing up is it makes me appreciate Josh.

At least Tracy has kept her facial work more natural looking.  It seems to be de rigueur for Southern California women.  Seeing them at horse shows out of their state they stand out as quite exotically unusual, always the sort of stunned look with wild clothes.  

Honestly, I can’t think of anybody, across almost all Bravo franchises, who has looked better after having work done.

Personally, I’d never subject myself to that out of my own vanity.

Nicki Haskell what a blast from the past. One of my neighbors worked for her in NYC in the ‘70s when they did PR. 

I wish Nicki were a regular fixture on the show. I love the advice she gave Flagg.

Also I really, really need her to write a memoir/biography.

New, 8/21/2024, Season 15, Episode 7 "A Day at the Roxbury".

"Tracy anticipates doing all the work when she agrees to a co-listing with Flagg; Altman looks to break records when he takes on the challenge of finding a buyer for an off-market property in Encino."

Altman's new listing in Encino is spectacular.  The wrinkle is developer/owner has a listing agent, but didn't sign with them yet.   House is on 1.25 acres. House is 20,000 sq ft. House has a front kitchen with another work kitchen behind it.  950 sq ft ADU, huge pool. 5 bedrooms in main house.   Main bedroom suite is 4,000 sq ft, with two bathrooms in the main.   Gigantic closet on main suite, 600 sq ft.  Builder wants about $25 million. Altman proposes selling the house before the listing agreement is signed. Legal but he has 3 weeks to sell the house.  

Flagg and Tracy are co-listing a house on Roxbury.  Flagg is going to Paris for a week, so needs Tracy to help with the house. 4135 sq ft., four upstairs bedrooms.  In the flats,  list is $8.995 mil.    Kitchen's not huge.   Pool is huge and lovely, with a huge spa.  Main bedroom is great, en suite is really dated. Clients know that this is a multiple offers possible, and sell quickly.   Even I know the Beverly Hills flats are instant sellers.   Josh lets the German Shepherd into the house, and dog is adorable. 

Altman and Heather are having scheduling issues.  I guess they never heard of online calendars. At least Josh didn't. 

Tracy and Flagg's planning meeting for Roxbury is bizarre. Brokers open is this week with a taco truck.    

 Since Erik's gone, dinner is Heather and Altman, Flagg and Tracy. (Since they all seem to be drunk, I hope someone else is driving all of them home). 

Altman Bros at Encino, bringing in Valley buyers to see the house. Buyers are having issues envisioning the furnished house.  Matt suggests getting a couple of rooms staged.  Josh says take photos and their rendering tech will stage the house virtually.  

Brokers open at Roxbury, with Josh driving the taco truck. Fortunately the caterers arrived to run the taco truck.   Then an obvious plant, a passing jogger takes a swim in the pool.  

Altman Bros are dual agents with another agent on Encino, bid is $23.5 million.   They have a deal.   

(MDLLA will run at 8 pm central, and rerun at 9 pm central, same pattern next week).

Watching Heather and Tracy at that double-date dinner, Heather's extreme thinness was really apparent.  Tracy is very thin, and you can even see the outline of some of her ribs.  Heather is so thin that you can see her literal skeleton in the chest area.  Bony protrusions.  I kept watching the two of them back & forth, and I didn't see the bony protrusions on Tracy, only Heather.

I've been saying for years that Heather looks way too thin, she was beautiful when we first met her & never needed any of the work she has had done & is now a shadow of her former self.
