Apparently the sellers are delusional. $3719 sq/ft?! I also like how the first line in the description is "Entertaining offers between $17,500,000-$19,500,000" . Umm, it has been on the market almost a year and with that you won't get an offer for a penny more than $17.5.

Several thoughts on this show.

Kathy for whatever reason is one butt ugly broad. And the seance was just weird which fits Kathy.

$22 million for a tear down is frigging nuts. The brother is an ass wipe. Adding in the adjoining property really takes it to a whole another level of absurd.

This show has become surreal with the prices it's almost become unwatchable.

It has become surreal or unrealistic in some of the "plot lines." I think the Playboy mansion and adjacent property are this years fake deals. Like what happened to the Playa del Rey deal that Altman was doing a couple years ago. It was valued over $100m and the season ended with a will it/won't it happen moment with him sitting on the beach. Never mentioned again. 

Still find it watchable though.

I remember that deal. I think many of the negotiations are fake.

I watch the show to see the homes . I like the older homes more than the new white box construction.

And if I were ever to defend Josh Flagg, then this would be the time.  Josh started out working for family friends, who appreciated the older homes and their history.  Many times, there were discussions that during a remodel, the "feel" of the original home would be maintained.

Now it seems that every property is a scrape off.

This might partially explain why Josh seems bored with the whole thing now.

The difference between the old money and the new rich is mind boggling. Notice Josh drives an old Benz and all the other drive high dollar show cars.

So true. Just a higher end version of "stainless is the only thing" to "stainless is so dated" or whatever is trendy in kitchen cabinets (white? light wood? dark wood? mixed dark and light?) at the time. Of course swapping out appliances or cabinets, while expensive, is not quite the same as razing a house!

You are exactly right, and history is on your side.  For those of you interested, enjoy a little Americana to remind you how we got here:

1950's  The rise of Mid Century Modern homes.   Americans were moving out to the suburbs.  We were busy going out and doing things.  This was time to be out!  No time for hanging around the house.  This was reflected in the designs of the day.  Clean, uncluttered. Big white blocks, with large expanses of glass.  Sound familiar?  

Along come the late 1960's and early 1970's.  The block and glass houses seemed like a good idea, but for day to day livability they were tough, especially if you had a family.  There were no places to stash your stuff.  It took very little for these houses to look cluttered.  

As we moved into the 1970's, there were more reasons to stay in.  High Fi stereos, more television choices, more entertainment options.  People started converting garages and basements into game rooms.  It was cool to stay in on Friday nights.  This was reflected in the architecture at the time.  Split level houses so the kids had their space and the adults had their space as well.  (Think Brady Bunch house).

So, how did we get back to the white boxes?  Because they represent the young, on the move lifestyle in Los Angeles.  "Yes, I own this trendy Modern in L.A.  But it's just my West Coast pad.  I'm always out.  Out by the pool, out jetsetting.  No time for making a home look lived in."  

Will these block and glass homes go out of style?  Just look at Josh and Heather Altman.  As they start having more kids, they will be more comfortable in a livable home, designed to be family friendly, than the would be in a glass and box house.  Look at how many people in the last few episodes are looking to move because they now have families.

Soon enough, those trendy glass and block houses will look as out of date as a wood paneled station wagon.

We spend a lot of time in Scottsdale and there are million dollar tear downs in Paradise Valley and build new mansions that are multi million dollar homes that are gorgeous compared to these new homes in LA. Even the new high dollar homes in North Scottsdale are a lot nicer.

I am glad to know I am not the only one that finds these huge home with all the white, black and gray colors with the minimalist look ugly.  Why is this such a "hot" look now?  To me its cold and uninviting.  I like the warm tones in a home and not the sterile void of any character looking homes.

And I love Flagg.  I bet he would be cool to hang out with.

The Holmby Hills double lot deal might be staged in terms of who purchased it and with whom, but Google Maps aerial view shows dirt where the “Mommy Dearest” house and the adjacent Playboy Bunny ranch used to be on Mapleton Dr.  Both homes are gone.

Yup and that is the last sale history for the property. It does say the buyer's agents were David and James as well. That is weird that it is a sale from almost 2 years ago on the show.

Dang and it first listed a year prior for $35m! Sold for $18.8m

Also shows that the adjacent property sold two months later. I just noticed that it is actually the "Bunny Hutch" property not the Playboy mansion property. Didn't realize Hefner had another property for some girls to live at. These two properties together still don't equal the size of the Playboy mansion property. That thing is huge. No wonder the buyer wanted both.

@lynxfx That is some weird stuff.  And 2017 I think was a hot RE market compared to 2018.  I wonder if we heard more "go go" talk than "don't want to sell into a dec;lining market" from the prior episode.  Didn't this episode have Tracy's crazy contingent Pasadena seller?  So was that 2017 or 2018? 

Can't these "reality tv" producers' keep "reality" a bit more consistent?   :/

I did like the way the house Altman was showing kept some original features rather than being a complete typical box. I do think the whole price drop was for show. Down from 17.5 to 17 I think - that's not really going to invite new offers and isn't showing a willingness to entertain significantly lower offers.

David's brother's 35M budget, sheesh this was all pretty staged.  Even, earlier David's brother said 35M was his budget "for now," or to work with.

I wonder, if this wasn't all staged, if the bunny ranch seller might heard them take 17.2x say "sorry but our seller wants a minimum of 18"  I don't know the legals specifics, but nothing's on paper anyway, but once the buyer went up 1M he knew their bankroll was bigger, and afterall the selling starting offer was 20M.

Looked like it was essentially treated like a dorm room with a lot of turn over. The most disgusting $18m dorm room I've seen.

As others have shown on google maps, both lots have been bulldozed so now I'm really curious to see what goes up there. 

Flagg was entertaining this week showing that couple around. Also funny that he pointed out their view of "Nakatomi Plaza".

Just caught up on the season. Glad they’re getting back to showing more real estate and less fake drama. Though I’m still over the whole, “I’m the BEST agent in the business. I’m so good and smart at this it’s not fair. If you need to sell your house I’m the man to do it. I’ve got this brilliant idea to get it done. We’re going to lower the price $2M and then accept an offer $2M below that. I’m incredible!” spiel all in a cheesy Ari voice from Entourage. 

Erika is GORGEOUS!!! Glad she’s featured more. 

I wish someone would tell Flagg that he’s way more interesting when he’s taking real estate and being human, rather than doing schtick and telling lame jokes. Bobby has helped humanize him, though. 

The clients pretend to act tough and be smart businesspeople, but still look stupid when they don’t understand the basic principles of supply and demand.

yeah, I totally could not figure out his logic here. Lose 100% of his upfront investment vs. Losing 100% of his upfront investment + possibly/probably still getting 50% of his original commission.

I was laughing at the dinner when Flagg was droning on about his stressful deal and his dad starts kissing the dog and his mom pulls out her phone and starts looking at it.

That house was amazing to me. A real testament to great design that's stood up over the years. Here's a photo gallery from when it was listed for $13.9 that said it had been restored and rebuilt in 2016 after being abandoned for many years. Fred Durst also once owned it.

Is it typical for agents to just let offer deadlines slip by without any followup? Seems like Flagg could have contacted the potential buyer's agent and let her know that his seller was still considering options beyond the 24-hour window. The one thing that exasperates me about him as an agent is the idle way he doesn't really care about the commission on a $10M property. He enjoys deal-making and schmoozing with his old money clients, but he's certainly not hungry for it.

I didn't warm to Flagg's new assistant but hopefully Hilary will at least get a break.

I liked Tracy last season but am enjoying her more now that the focus on her family life has been abandoned. Looking forward to seeing Dubai. There's a Netflix real estate show called Deals in the Desert set in Bahrain -- lotta marble, glass, and modern, modern, modern. It'll be interesting to see how similar or different high end properties are in another part of the Middle East.

I have not had a chance to watch the latest episode but I'm firmly convinced that the vast majority of this show is staged. I know it's high dollar LA money and real estate of the 1% er's but nothing is based in reality.

It's still a fun show to watch but take it for what it's worth, staged reality TV.

Really loved that home Flagg was selling. Lots of cool features and a very interesting layout. Just not a fan of the Terrazzo floors. Got a kick out of Josh every time he was lighting that massive gas fireplace. 

Even though Kelly Roland was picky I probably would be too in her position. It is just crazy that you are spending that much money and still end up with neighbors looking into every window. 

Tracy in Dubai screams Sex and the City Movie 2. They even stuck her on a camel.
