That penthouse property was insane (in a good way!)  That was a nice way to end the season.  My fear of heights and lack of $30 million would keep me from buying it, but I'd love to go and tour it just for the views!

I've always liked Fredrik, but he seems to be getting more and more full of himself and comes across like a spoiled child in his dealings with Ryan.  I'm with Ryan.  We're over it!  And those scenes of Fredrik driving around California while making deals on his phone.  Talk about a distracted driver.  Yikes!  

All in all it was a good season.  I could use a few more episodes though.  

Agreed . It's dangerous for Fredrik to be driving around L.A. with the roof open & talking on his cellphone. Why did he think it was necessary to stop his car, leave the door open & jump into a pond with his suit on? It's very immature.

KJ has been an excellent addition to the show.

That scene was staged, Frederick getting good news while driving.  Probably got news in a normal phone call so they decided to have him drive and run off to jump in the fountain.

Now did they pay a license to film that on the roads and even to have traffic closed on that road except for Fredericks car and the car with the cameraman which was following his car?

or did they film on the roads without a license from the LA film license agency or whatever authority which controls these things.

Well I've been watching this show since it's inception and don't believe I've ever heard any of the male agents go on about any female agents the way Tyler does about Steve.  Nor the way he was acting a few shows ago when auditioning male models.  This show has always seemed to be above that. Unless I missed a scene or two when leaving the room to refill my dish of ice cream.

I didn't think Tyler's comments about Steve were that bad in this week's episode, but his comments earlier in the season about Steve and the male models were completely inappropriate. 

They need to stop staging so many of Fredrik's scenes. They just look ridiculous. I don't believe for one second that he jumped out of his very expensive car, left the car running and door open, and hopped into a fountain.... ridiculous. I remember reading an article about him a while ago where the reporter sat in on one of his meetings and mentioned how much more low key and professional in a real setting. I would much rather see that. 

I don't really get Tyler's seller. She wants someone who loves her very unusual, highly specialized designs, but she seems offended when they want her furniture and curtains...... Those aren't exactly the easiest rooms to furnish unless someone does plan on re-painting. 

I'm just not a fan of Steve's penthouse. Yes, the views are amazing, but that only goes so far for me. I prefer most of the other condos and townhouses that have been on the show. I've never lived in a highrise, but I work on a high floor and have great views at work, and it's nice, but nothing about that makes we want a condo super high up. How often do you sit there staring out of the window?  

I'm curious how the Delta variant is affecting the business now. I remember feeling similarly to how the agents were feeling around May - June. It felt like things were getting back to normal - then the delta variant hit...

It wouldn't be a big surprise if they fed Tyler some of those lines.

In fact I would think they do multiple takes for all the cast members to deliver some of their lines.

Even professional actors need several takes sometimes and no doubt they're trying to hone some of these convos or talking heads to reinforce some of these personalities.

Tyler is going to be the one with the breezy quips, often delivered with a big smile.  Maybe he's like that in real life but to appear that way on camera probably takes some work.

I don't recall anything like that, but that's been so long ago that my memory could be faulty!  The only one I remember him being crazy about was Emilia.

With the kind of money she has, she could have another set of those curtains made, or some that would be a close match.   I don't think she realized just how lucky she was to have a buyer that loved the same aesthetic that she does.  Give up the curtains, and other assorted furniture, take the money, and don't look back!!

I tried watching the newest episode and I watched a bit then just deleted it. I just can’t handle watching these rich douchebags haggle over 100-200 grand. The real estate porn isn’t enough to keep me anymore lol.

I suspect that Tyler's seller really doesn't want to sell, or move to Florida either.    My guess is that everything in her life in Florida will be compared to NYC, and fall short.  I think she'll always regret selling.

Weren't they moving because of her husband's job?  Or did have to do with Covid and how it played out in NYC?   IIRC, she didn't want to move.   It's tough moving away from the city that is home in your heart.  Maybe she'll make it back there some day.

I still lean towards the old aged brass. (not the coated shiny brass) That copper was just a bit much.  I think it was just a tab bit overkill.  

I hope that these Bravo shows will continue to walk away from all the drama, I stopped watching all the Real Housewives because of all the made up drama.   They tend to give people an idea that acting this way in public or towards other people is a ok.  Do unto others as you would want them to do unto you is a safe motto.

Yeah that copper was opaque, not shiny, kind of stood out with that bright red/orange hue.

Will it look like avocado refrigerators?

Wouldn't be surprised if some buyer demanded that the developer swap those out as a condition of the deal.

 

BTW, one of the properties had a sub-zero wine fridge?  Is that a brand name or do people really keep wine that cold?  I can see it for sparkling wine but chill regular wine that much?

If they moved because of her husbands job I don't think she has much room to whine. I'm guessing he paid for the apartment and the $1m she put into its design. If she wanted to stay she should have a job herself and pay for it.

I stopped watching those shows for the same reason.  I don't like seeing women being rude & mean to each other (for show).  I'm thinking that's why people are feeling free to be coarse & rude.

Fredrik and Ryan's little argument was quite tame compared to how they acted towards each other in the first couple of seasons.  After they sorted that out they've all been fairly civil to each other, given the competitiveness of their business. 

Fredrik seemed more whiny since he moved away and can't be in NYC 24/7.  While it's not okay to steal each other's clients, some of those builders want their brokers to be in the same city that they are representing, so Fredrik needs to quit griping about possibly losing their business, unless he's willing to move back.   It's the nature of the beast.

Agreed. I will say that while I think that a lot of the scenes are scripted, I’m not as convinced as some others that the conflict between Fredrik and Ryan is completely fake. I think they used to hate each other, then got a long (a lot of that was because Fredrik likes Emilia, IMO) and now are back to their usual state, which is that they’re competitors and don’t really like each other all that much. I also think Fredrik is genuinely insecure about not being in NYC anymore. Yes, he has always done business elsewhere, but NY was his base, and the move combined with covid (which kept him out of town for an extended period) probably brought all of those insecurities to the surface. I hope he watches the season back and realizes how insecure he looked in all of the Ryan drama (and if it all was for show, it’s not a good look for him).

Now, I think that basically everything him about him on the MDL LA series has seemed completely fake, but I don’t get that when it comes to some of the interpersonal dynamics on the NY show.

On Saturday mornings in NYC there is a radio show with a woman from Douglas Elliman real estate. She and her lawyer sidekick used to give good advice to callers (well, mostly the lawyer) but lately it's mostly her being so happy to report that prices are going up, coming back, etc., etc. Well, that's good for her. Certainly not for people who want to buy. I used to be a regular listener but lately find myself turning it off with feeling similar to yours.

I'm watching because I'm a house porn fan.   And I love rich people getting ripped off by their over the top places they're selling for, and maybe not even breaking even.       

The radio Elliman agent can say everything's coming back, but that just means rich people are still losing money on sales.   I bet that in a year or two, the ones who fled Manhattan for the countryside will be desperate to unload properties they no longer like, and then the prices for country estates will tank.

Agreed. I remember in the earlier seasons when Ryan threatened to play one of the adult films that Fredrik appeared in at one of his open houses.

I remember that.  I don't think that Ryan was going to play it, but he wanted Fredrik to squirm and think that he was going to do it.  Either way, I was disappointed in Ryan for doing that.  He's redeemed himself though over the years though!!

I seem to remember that was the reason they moved, and in their phone call she seemed pretty irritated still, I kinda felt bad for her but at the same time I thought she was playing it to the camera a little bit, probably and audition for RH, maybe? 

Her style was very much Florida (very Golden Girls, especially the curtains), so I was surprised at her hesitance of moving there.

I like Tyler for the most part, mainly because I'm always rooting for the LGBT+ or people of color in any cast, but in regards to that I just find him to be thirsty. I felt bad for him when he was giving out hugs and then Ryan's reaction was that of disgust, and Steve treats him like he's a fan. I think it just makes Tyler look desperate and he's not helping his case. Now of course, maybe that wasn't his impression at the time but I hope he realizes how he came off and Steve and Ryan's reaction to him.

Agreed, I wasn't feeling her in the beginning with all of her "Italian friends" but the more time passed I guess she seemed more secure in herself and more at ease, plus I loved how she dresses, if a bit conservative. 

I liked her the best because while she looks to be assertive and confident, she was not arrogant like the rest. I hope she and her team make it far.

I'm not. You can have Florida/island style anywhere but Florida problems only happen in Florida. I'd much rather live in NYC.

Fredrik has an adult film? Damn, didn't know. That would've been really low of Ryan, I liked him this season but my feeling is that he can be extremely shrewd and dirty when it comes down to business, but hey, I guess there's a reason why he's so successful.

I don't think that was "disgust."  Ryan isn't a hugging kind of guy.  Plus, they were just getting past Covid (or so we thought), so I was surprised there was hugging at all.

I'm not sure which problems you're referring to, but I grew up in Florida and it was a great place back in the day (60's-80's), other than the tourists and the snow birds!  Then everybody moved in on us true Floridians, and it's a little bit different there now (some transplants are a bit rude!)   Miami is a whole other story.  I think there's a lot of problems in some areas there.  It's not like that everywhere though.

I always saw NY as Fredrik/Ryan with Steve being a few rungs down and then KJ/Tyler being a few rungs down from Steve.

Random question.....does anyone know where Ryan and I think Frederick had a drink (wine)...it was an observation deck. I want to go there next month and I don't know if its the Edge or not and I don't know the name of the restaurant they were at.  :)

Just saw a commercial for “Serhant” where it’s about the new way to bUy and sell real estate, much faster than the old way.

They put up a QR code, made it sound like they’re selling nationally, not just luxury homes in NYC.

Ryan appeared at the end to announce the company name.

Maybe he misses being on TV, or rather his business misses being on TV?  
 

You would think high end real estate would be more immune to higher interest rates and recession fears because a lot of deals are in cash.

Wonder how his business has been doing.

mortgage rates are up but people buying high end properties often buy in cash.

 

stock market was shaky in 2022 but picked up later in 2023.

so some buyers may feel wealth effect.  But Europe and UK economies are lagging and maybe Russian buyers evaporated since the war.

Ryan said on WWHL that he just sold a $20+ million home in Florida.  I believe he's branching out, as the NY wealth of years prior is moving out.

Gas stoves have been banned in new construction in NY, and New York still has a state income tax.

Manhattan rents have dropped as well, so the Ryan's of the world are looking elsewhere to sell high end real estate.

This is not a post about Florida, as I don't live there, it's just what's happening.

I've seen some of his Instagram posts.  He seems to be doing well, but I don't follow him very closely.  I check Fredrik's posts to see how the twins are doing.  They're so adorable!   I miss this show!

However, from what I've heard, the people with the wealth (New Yorkers as one example), the increased rates don't really seem to be keeping them from moving there.  I wonder how much housing sales are down by in NYC.  Fredrik probably got out at a good time.
