It might be moot because my understanding is that they are designed with super good ventilation systems which would be difficult to replicate in a multi-family residence since ventilation is not as easily done as in a single family home. 

Also the rule regarding not permitting two kitchens almost always arises when two separate units are being combined and therefore in order to get a C of O (permit) you have to cap the plumbing and combine the kitchens. 

If someone is living in a private residence and they want to add a stove and sink somewhere in their home as a spice kitchen, they could probably go ahead and do it on because no one would be the wiser and it could be theoretically removed fairly easily if necessary.

Also the issue of kosher kitchens is pretty non-existent for most kosher households because they aren't interested in two separate kitchens. They are interested in a kitchen which has separate appliances and work spaces. There are so many large kitchens even in non-kosher homes now which have two sinks, two ovens, ample counters; two refrigerators etc. But they would be considered to be one kitchen.

In general the show is so annoying. I haven’t watched it in a few years. I only like (from what I’ve seen lately) Kirsten Jordan & Steve Gold. All the others are just acting it up for the cameras. I was interesting to see the show filming amid the pandemic. I remember my last day at my office mid March 2020 and, I haven’t been back since. In fact, I don’t even think my badge key works. I miss work & human contact. I’ve found that I’m not that interesting by myself. LOL!!!!! Once again, the homes are beautiful and I love seeing them. I wonder how many of the homes are even occupied. Of course, the city is opening up so I’m assuming some have returned to their homes from the Hamptons. Rich people problems

I've been WFH for years. Despite being outgoing, I prefer working without distraction. I would be too tempted to be social when I shouldn't be. LOL.

So far this season has been annoying me in general. I kind of can't focus much during the episodes. 

MDDLA has been my preferred MDL listing show, and it's weird because I used to like Fredrik, but he kind of drives me nuts. I know he's grateful for his life, and I'm happy for him, but it seems like he's still overly dramatic for the cameras. I'm definitely over that. I'm not sure I can handle him on two different versions of this show. I wish he'd stick to the NY version. We don't need another drama queen on LA. I had been enjoying the fact the brokers all seem to be getting along these days 

Maybe I just need to quit watching? That would solve the problem. 😂

Kirsten reminds me of Piper Perabo, it is chilling to watch the pandemic unfold again, I remember those early days and it was scary. I hear NYC real estate has tanked since Covid, most people leaving the city now that many companies have realized that there is money to be saved by working remote and not paying high rent. Maybe someone who lives in NYC can chime in on that rumor I heard

Yes, it's good Tyler sold the firehouse property, because he would have to wait a year for the market to get back to the price level when the lockdown happened.     I bet the owners would have taken it off the market, and who knows if they would have hired him again.    

I think living across from a police station, and fire house would be perfect for some situations.     You would get used to the sirens, and if you ever had a 911 emergency, they could be there so quickly.   

I thought it was interesting to see the different attitudes about the lockdown.   Ryan didn't seem to realize how serious things were getting. Kirsten (?) worried most about her kids, Steve and Tyler seemed to be in denial at first.   I hope Fredrik didn't decide to fly to NY.

I hope we learn the fate of Steve's Ansonia property. That's my favorite location so far.

Ryan's twin lofts in TriBeca last week were worth the price of admission as well. Those apartments looked way better than the 11 million dollar apartment with the ugly staged furniture. 

As a New Yorker, it was so wild watching the emotions to shutdown. "Oh, I don't think it's a big deal." "No way is New York shutting down." 

Meh, I live in a second floor walkup, granted, I didn't pay millions for my apartment, but as far as I'm concerned, hearing fire trucks is just the soundtrack to the city. It shouldn't be a deal breaker. I'd rather live across the street from a firehouse than live under an elevated train platform.

Yeah, it definitely brings back a lot of different emotions.  No matter where you live in the U.S., the idea that we were all going under lockdown was a bit unsettling.  The unknowns of what lie ahead made for some anxiety-filled days.

It probably wouldn't be so bad for people who are used to the sounds of the city, but for those who are moving there, it might be a challenge to get used to!  They just had to find the right buyer who didn't mind it!  It's kind of like here in the South and living next to the tornado siren.  Granted, it's not an everyday thing, but holy cow,  if you're under one of those when it goes off, it'll scare the pants right off 'ya!  At least you know to take cover.

That was a very nice place.  I enjoy seeing buildings like that.  I'll check his Instagram page from time to time and see if he has an update.  None so far though.

I totally agree on both points. I NEED to see how that condo turns out.

As for living near a fire station versus an elevated train, I've lived near both (not at the same time), but in Chicago not New York. My first apartment (second floor) out of college was across the street from a firehouse, and it was WAY more good than bad. The firemen were super nice, and always remembered my dogs. And the sound wasn't really much different than the sound of living in any major urban areas. 

A few years later, I lived in a different second-floor apartment, this time right next to the el. I got used to it much faster than my dogs did, and I loved the proximity to public transportation, but it was jarring at first. 

Either way, though, you get used it it, and it's fine.

From the second floor, would there be a lot of noise from the cars?

And people on the streets can be noisy even very late at night.

So there were two properties shown where the sellers spent a lot of money on air rights, to preserve views.  I remember articles about them at the height of the Manhattan RE boom, about 5-6 years ago.  Must have been other properties on the show which featured them.

Yeah at that time there must have been constant coronavirus news on TV but until it hits you personally, like your kids' school being closed or someone you know getting hospitalized and you wouldn't allowed to go visit, people probably aren't getting that emotional.

Some New Yorkers were saying that for some periods, they would constantly hear ambulances, taking people to hospitals, around that time, March and April of 2020.

Now why is it that the agents all decided to stop shaving, not putting on make up and so on?  Well maybe those shots of them were at home, through Zoom or something and they hadn't had time to shave or put on make up before turning on the webcam.  Maybe the producers encouraged them to do it that way.

Also a contrast because you know they're doing professional hair and makeup usually before the cameras are rolling, the scenes are blocked and professionally lit, etc.

So the rest of the episodes for this season is after a time jump, after things have calmed down and they've resumed the supposed transactions?  (because I've been skeptical of some of the supposed deals made on the show over the years).

Like for instance, Ryan tries to get listing for that building in Brooklyn, where he had to climb ladders to get to the penthouse, but the developer says they have to meet with other brokers.  That's probably bullshit, why would that developer agree to have all those cameras filming him with Ryan if Ryan wasn't going to sell those apartments?  They probably had a deal already but they staged this listing meeting, with Ryan sucking up to the developer and so on.

One Boerum Place, the new development in Brooklyn, occupies space that my law school used to use as an adjunct building. There’s a weird thing about that block, it’s one of the windiest spots I’ve ever encountered in 54 years of living/working in three different boroughs of NYC. Those balconies are going to have interesting experiences.

when Kirsten was comparing her 3rd floor to Tyler's second floor: He said he has a venting stove hood; she countered that she has a venting dryer because "families want to dry their towels." He countered that people who buy these apartments don't do their own laundry. WTH? I get that people with money send their shirts and suits out to be laundered. But not to have a dryer to do your TOWELS? Seriously?

And Kirsten touring that new apartment built on top of an old building. 1300 sq. feet-- and I caught this glimpse of the bathroom. Talk about squeezing in a sink. That would drive me bananas. 

On that apartment Ryan was showing with the slat system around the outdoor patio, so you could have ivy grow up (two stories!) wouldn't that make it awfully dark inside? I'd leave the slats for privacy and skip the ivy.

when they showed the previews of them "going back to NY," and in particular, taking off their masks, I wondered WHEN in the world was THAT? I live in the NYC metro area, and "taking off masks" is something that is basically becoming a thing NOW, like in the last week or two. Until most everyone was vac'd (which only started being a thing for most people here in April or early May or so), masks were still worn EVERYWHERE.

That space is too small for such a big sink.   You could practically take a bath in it!  That apartment was really nice, but it did have some weird angles to it, making some rooms rather small.

They show him being involved just for the show probably.

Certainly he's seen a lot of finishes and so forth, worked with remodeling people, staging people, etc. so he'd know what kind of things are out there.

But how much time would he wanted to devote to that compared to making money and being at the office?  If Bravo wasn't paying him for this other show, would he bother much?

It looked like they picked out some things together, then she went and changed some of the tile without asking him.  He wasn't too happy about that.  

Here's what Ryan posted on Instagram (I left out a paragraph because it got a little long-winded!): 

"The day I was cast on #MDLNY in 2010, I immediately started pitching other shows to Bravo. I had an in! I pitched them a show about my LA team, I pitched a game show about real estate, I pitched a show about being the real estate doctor where I’d go around the country helping listings that couldn’t sell, etc. Then boom – 50 pitches later (I think I wore them down lol) and @sellitlikeserhant became a thing! That show turned into a best-selling book, which turned into the #1 sales education platform on the internet. But I kept pitching… Then in early 2018 @emilia_bechrakis and I bought a townhouse in Brooklyn. I told BRAVO they needed a home renovation show – a real one. A good one. A FUNNY one. For a high-end broker who supposedly rakes in big money, hard to believe a second Bravo show would be a huge monetary incentive for him.

In fact I don't understand why Frederick would do the show, if he's selling up to a billion dollars in properties each year.

Even  a percent or two of that would be huge money.  And Bravo offers maybe a million or two at most?

Or maybe they don't sell that much property,, the numbers are inflated.

But Ryan was an aspiring actor so maybe he's willing to put in time for these shows because he likes being a ham.

Being on BRAVO might be why they sell a large amount of their properties? Free advertising etc. And there are people who would chose fame/infamy over wealth every day of the week.

They’re all hams. Thus being on a reality show. Some are way OTT like Frederick but he is what made the show so popular in the beginning. Although, I was always shocked he left NYC for California. That’s why I like Steve Gold. He’s less “Hey! Look at me”. Granted he was a model and he’s doing a reality show but he’s less extra than everyone else. I haven’t watched the show in a few years but I’m hopping back on the train again. I want to see what Ryan (and, his wife) do to their brownstone aka mansion. LOL!!!! 

BTW! The real time filming of COVID-19 is kind of fascinating. I remember when we were told to work from home in March 2020 (in the Philadelphia area) I thought it would be two weeks. Boy! Was I ever wrong. I’m still working from and, I don’t think I’m ever going back. They realized it was cheaper and more cost effective to continue working from. So it will be interesting what the shutdown in NYC did to all these realtors.

I watched Ryan's show 'Sell it like Serhant,' and I liked it.  He really seemed to enjoy helping people succeed.  He is just super driven.  I think the wheels in his head spin at 100mph!  He seems to have so many ideas going on all at once.  I don't know how he does everything he does!  

Even though Ryan & Fredrik are hamming it up, I enjoy watching them.  It was a little difficult in the first couple of seasons where both of them were butting heads, but since they called a truce and have been more civil to each other they've been a lot more pleasant to watch!

It's interesting to see their take on what was happening.  Much like everybody, we were sent home from work and told that things would be reassessed in 2 weeks.  How naïve and optimistic was that!  I'm curious as to how many real estate contracts in NYC were in the works and how many of those buyers actually went through with their purchase.  In our area, home buying was still happening and people did a drive-up kind of closing at the lawyer's office.  I'm sure the market took a dive, but they were able to keep going somewhat.

Started watching because I found Frederick hilarious. While they're all a bit over the top 😉 I find Ryan the most purely theatrical. If he was a small town guy he'd be seriously involved with community theater. I haven't seen him actually tap dance / do a buck & wing off a staircase landing but he probably just hasn't had the right inspiration yet.

I do not like Steve's new look. There's a weasel-ish quality to his features that his longer hair mitigated, softened. JMO 'cause I prefer long/longer hair on men. I agree with those who think he's not completely "in love" with the mother of his daughter. But he seems like he'll likely stick it out for at least a few years for Rose's sake.

While I generally like Tyler he definitely needs to keep up with therapy for his insecurity. He needs a relationship, badly. That was never more evident than when he was trembling and giggling over those models for his open house! Someday somebody somewhere is gonna love you Tyler. Calm down!

 Back to the hair observations-- Kirsten looked prettier/more striking w her darker brunette hair. Not everyone needs to be  Blonde for Success. However, I'm thoroughly impressed with anyone who can be highly successful professionally while mothering 3 children, looking well put together, maintaining a marriage and at least appearing to be a pleasant person overall. I never had that kind of energy even 50 yrs ago! So just for that she gets the rah-rah points from me!

I'm really happy that both the NYC & LA shows have realized animosity and continual aggression & rancor are neither entertaining nor needed. The shows are so much more watchable without the fighting and put downs. If only the damn housewives would pick up this clue their ratings wouldn't be dropping across the board. Personally, out of all the Bravo tv  I've watched,  the Million $ Listing  shows are the best & most enjoyable ones.

So thank you Bravo for leaving the screaming and fighting out of at least these two.🤗 Getting to see amazing over the top properties and also getting to imagine what we would do with them should they be ours is far and away more consistently fun than any squabbling housewives!

It certainly seems that she's not the love of his life, but I give him credit for acting like a grownup and taking responsibility. It may not last forever, but he's making an effort.

I am just going to say it,  I really wish Emila would stop with the fillers, botox and lip injections,  she isn't a New York Housewife,  she is a nice, naturally pretty woman who doesn't need to alter her lovely face.  I was so sorry to see the change in her as she got more airtime.

It's all so unnecessary.

Amen!  Although Ryan & Fredrik got off to a rocky start, it was nice seeing 2 adults navigate their way through all of that and come out as friends.  Granted, they still have the competitive side of real estate, but for the most part they aren't assholes to each other anymore.  I really liked how they became friends with Luis and tried to help him through his struggles.  

The show seems to be pitting Kirsten and Tyler against each other, so I hope the editors won't make mountains out of molehills with them.

I think so too.  His new haircut is just so unflattering.  Did he say that he cut it himself?  Maybe once he came out of lockdown he could get back to a good stylist.  Hopefully we'll see an improvement in future episodes!

I thought Kirsten said she's sold 13 properties since 2017?

Or it was a much lower number than one might have thought, though she may be clearing 6-figure commissions on most of those sales?

I liked Kirsten's comment about how buyer's have no imagination.  So true.  It's amazing when watching these kinds of shows and buyers simply can't figure out what to do with an empty room.  For example, a bedroom; there's usually only 1 or 2 spots where the bed will fit, so then picture where your dresser(s) will go, and so on and so forth.  I chuckled at her deadpan reply.

Do you know how many nannies/maids/drivers/shoppers she and her husband have? They ain't doin' it alone.

What are they going to do, have the whole extended family there?

Ryan will probably have to pick up the tab whenever the relatives go out to eat with them or Uber and other expenses from entertaining them.

Maybe the plan was to have a big brownstone with a ton of rooms and multiple floors, renovate it, live in it and flip it for a big gain.

But now the big Greek Extended Family wants dedicated rooms, decorate it to their personal taste, etc.

Ryan probably wasn't signing up for that, unless they show him a lot of love, tell him how great he is, how his corny stunts are cool etc.

Tyler needs to get over whatever his issue is with Kirsten. I don’t think she should’ve went up to penthouse with his developer at his party, but that’s the game. It is what it is. Now, it just seems like she lives rent free in his head, whereas she doesn’t seem to care about him. Perhaps he’s playing up the rivalry for the cameras, but it’s not a good look.

I guess that because Fredrik is now on MDL NY and LA, he is only going to be on each series half of the time. I kind of wish they would’ve just left him on NY though. I think LA already had a good mix of personalities, and he adds more to MDL NY, IMO, especially since he and Ryan get along now. I think Kirsten is a pretty good addition, and I generally like Tyler (although he’s grating on me a bit more this season), but I still think Ryan and Fredrik make the show. 

The agent who represented the buyer on Tyler’s listing was super annoying.

Watching the early covid days gives me anxiety still. I was one of those who had followed the news overseas in Wuhan and Italy, so I fully expected things to deteriorate rapidly in the US, but I never dreamed that things would get as bad as they did or that I would just recently (almost mid 2021) be going back into the office for a few days out of the week.

Pretty sure the Tyler vs. Kirsten thing is being played up for the cameras.

There are always rivalries between cast members on Bravo shows.

Who knew?

 

You have to understand that Kirsten didn't just drop into his open house, either on that previous episode or this last episode.

Producers call her in and they have her hair and make up done, they probably tell her where to walk and tell Tyler where to go greet her, because they have to set up cameras and lighting.

All these cast members are having their hair and makeup done before they go on cameras.

Every time.

I remember that Emilia's Mom was going to stay with them for an indefinite amount of time after the baby was born, but maybe it was due to Covid that she stayed even longer.  I'm not sure on that one.  Sounds like from everything Emilia has said though, when you marry into a Greek family (or specifically hers), you're going to get the whole family.   Ryan seems to get along with them pretty well though.  He can always go to the office if he needs a break.  Hopefully her family will give them some time alone.   She and Ryan seem to like having the company though. 

I felt sorry for Ryan's Mom.  After hearing him talk about his MIL's room, she wanted to know which one was hers.  I'm sure she's feeling a bit left out, especially since Covid prevented travel for awhile.  I don't think his parents live in NYC.  He's talked about them in the past, but I can't remember all of the details.   His parents are more quiet and reserved.  Her family is more lively and outgoing.  I hope that his Mom can be part of the baby's life now that things are settling down.  Don't you hurt your Momma's feelings, Ryan!!  ;)

I think it was because Ryan had given no thought to his Mom (he said so himself).  She had to ask him which one would be her room.  Being a guy though, I wouldn't expect Ryan to think of these things.

I can see Emilia's brother and sister, hanging around, eating their fancy food and expensive liquor, even if they're not sleeping over.

Plus they probably have amenities like a comfortable lounge, big screen, maybe pool or some fancy roof deck, etc.

Or maybe that's something out of a movie -- I never watched those My Fat Greek Wedding movies.

BTW, does Emilia still practice law or whatever job she had a few seasons ago?

Or maybe it isn't worth working any more for her.

On that apartment Ryan was showing with the slat system around the outdoor patio, so you could have ivy grow up (two stories!) wouldn't that make it awfully dark inside? I'd leave the slats for privacy and skip the ivy.

A small point regarding venting of dryers versus cooktops. 
 

There are dryers which don’t require venting to the exterior. They are typically European brands like Bosch and Miele but LG and Samsung also have good models. They are smaller and originated in Europe because of smaller apartments there. They are used quite a bit now in US urban apartments as they are also generally stacked and smaller. Therefore they don’t dry as much as a typical enormous US dryer but as Tyler said, it’s not an issue because the people in those apartments aren’t dealing with doing massive loads. Either the housekeeper is doing it or they are sending them out for pickup and the needs are different. 
 

A hood thst doesn’t vent to the op exterior is a much more significant issue because any time you cook, you will be dealing with smoke, odors and effluent.

She quit the job she had when she was dating Ryan.  Then she started working with his company, maybe with Titles(?)  I'm not sure exactly what it was.  They've never shown her working in that capacity since she was pregnant, but she could've been working from home.  It doesn't appear that she is though.   I remember that she had a difficult time getting pregnant, so she might've had a difficult pregnancy too - again, not sure.

I think that's great if they enjoy having people around all of the time.  Me, not so much!  I need my space.

in regard to the firehouse noise - it has been my personal experience in Chicago that when the trucks pull out of the station, a firefighter gets in the street, stands there and stops the traffic while the truck is pulling out of the station, once they start off its with lights only, and as they get to the first intersection, the sirens go on.  The city houses are mostly on one way streets, so there's no need for a siren until they get into traffic.  Of course there are exceptions but this is how I've seen it done the huge majority of the time.....so the folks that live "down stream" of the FD are the ones who get the first sound of sirens.  

I was so interesting seeing the first notices of covid.  I too was like "there's now way we're going to get shut down"  and here we are just starting to open up again some 15 months later.

Even  a percent or two of that would be huge money.  And Bravo offers maybe a million or two at most?

Or maybe they don't sell that much property,, the numbers are inflated.

But Ryan was an aspiring actor so maybe he's willing to put in time for these shows because he likes being a ham.

Did he forget the show about his wedding?

I think the current homeowner even said they are pretty good about waiting until they are around the corner or at the first intersection before cutting the sirens on.

Both Ryan and Frederick's first love is the entertainment industry.  They tried it for a while, granted in way different venues:  soap operas and porn.  It didn't work out for either of them.  Then they found real estate and Bravo.  Of course high end real estate in NYC and LA is way bigger money than Bravo reality show money, but they're not doing it for the money, they're doing it for their massive egos.

I currently live in a high rise located on a relatively busy urban street. I am located on a high floor. My neighbor who I am friendly with lives on the first floor.

Because of the vagaries of how sound travel, I actually get more noise in some ways because the sound bounces off buildings. So I hear motorcycles, cars blasting their stereo especially when they are at the light and crashes at the intersection - I am trained to recognize the screech - a few seconds of silence and then the bang.

My neighbor on the first floor actually gets less traffic noise although she obviously can hear people talking when they walk outside whereas I don't really hear people talking and walking unless they are drunk and shrieking or if there is the occasional fight. FWIW I don't live in a bad neighborhood but it is contiguous to where people go for clubbing and some of them are cheap and park in the more residential areas and then when they walk back to their cars at 2 AM at closing they can sometimes get rowdy.

When I lived in Manhattan on the 10th floor, I would be woken up at dawn when they collected the trash - those are truly noisy and they make noise for a LONG time because they are either doing the whole street or because they are doing a commercial building.

As others have said sirens from police and ambulances are so ubiquitous in an urban area that living next to a firehouse is really not going to make much difference. As others have posted, they don't leave the station with sirens blaring.

The negative is that it is not a fully residential block. On the other hand - and nothing to sneeze at - there is a high safety factor. When I lived in Manhattan, I did live in a doorman building for safety and convenience and if I was walking home at night I would generally deliberately take routes that were either busy main streets or which I knew had doormen along the way. So having a block with a police station would definitely have made my list of streets to walk on.

I am so familiar with that neighborhood - made me nostalgic because I went to school from 7th through 12th grade at Lexington and 68th Street. I would normally walk down to 59th Street with friends to explore Bloomingdales and then take the subway at that station since it was more of a central terminal and the 68th street station was just a local on the IRT line.
