But how would we know if it is really real? With all these Brownies, who knows if they'd ever tell the truth???  However, after the splits, the chances are better, but who knows?

That somewhat explains why the buyer paid over asking, because the original listing was only for the house, with the option to also buy the adjacent lot.  The final sale included the next door lot so that would easily have made it worth an extra $100,000.

Maybe they are planning to raze the house and build something even bigger using the adjacent lot, and then sell it back to Kody and Robyn for 1 billion dollars.

And Kody would think it was a good deal since the new owners would have paid what it costs to have natural gas & water lines installed out to the property, as well as air-conditioning and non-baby-poop-colored paint inside and out. And the rotted deck & un-grouted tile around the tiny fireplace would be gone.

Though he'd probably need a few working wives to pay for it.

Too bad for Kody - he's fresh out of working wives, including the one he lives with.  Maybe he's pushing Day'unAuroraBrianna to go to medical school as his retirement plan.  Or at the very least, sending one of them to cosmetology school so even when he's broke, he won't be bald.

I didn't know Meri was at Gwen's engagement party too. No wonder production peed Gwen off. All the adults in one place that isn't under Kody's control.

I think Janelle is just telling Meri the truth about K&R. Even in that one scene on CP we saw with Meri & Kody, Meri figured out that she may only get ~2 acres (~1/7th of all the CP lots) based on the names on the properties, not her fair share of what she has put into CP & Robyn's mansion & adjacent lot. Legally, Kody would only have to split the profit on that one lot with K,J&M each getting 1/3 of the value.

The CP division has always confused me. 

I definitely remember the first map with the separate parcels and Meri's lovely "private" pond. And then there was a new one with a new division and with Kody and Robyn's names on almost all of them combined with those of the other wives. 

I'm quite sure I read somewhere (Reddit maybe??) that it was purely for the show as the splitting of one big parcel into separate pieces was both time-consuming and costly.  And the idea of doing that twice was ridiculous. 

But if this really happened; that leaves me with one big question: What were the OG3 thinking when formally signing away their rights to most of the land, by making Robyn and Kody the legal owners of most of it???

They were thinking about this like they thought about pulling up stakes and moving to Flagstaff before they even sold their homes in Vegas. Kody told them how it was going to be so they agreed. And it looks like Meri wasn't even thinking that Robyn and Kody would screw her on the Coyote Pass property.  If this property was purchased out of the family savings account why did R&B end up the the lion's share?  It's hard to believe that 3 women with just average intelligence could have been so completely ignorant of what was going down with this property.

Kody (and Robyn) are very, very manipulative.  Kody has always had a hold over them, and they fall for it every time.  Alone with their thoughts, or in private confessionals, they’re angry, but they usually turn to putty in front of Kody.  Look how Janelle called him “honey” in the last episode as he was waging his agenda.  Look how Meri was all giggly around him when she needed his help moving.  Kody has expensive taste so he undoubtedly put up a manipulative, reasonable-sounding argument about the “family” to get the money for the house, and they acquiesced, as they always did. 

It makes Christine’s break from Kody even more impressive.

I wonder if she got advice or if it was just a fluke that Kody had to take his name off her house to reduce his debtload to qualify for one of the mortgages with Robyn? So Christine just played his own game on him.

Since this family has been and is often in debt, Kody probably persuaded the ladies that the confusing way names were put on CP parcels was a way of spreading the liabilities. But nobody thought to ask, then why is YOUR name on everything?  Does Kody pay the property taxes on everything?

When they first talked about the CP property they always referred to it as if it was one rectangle of 14 or so acres that they planned on making into their own subdivision. Based on a few things they have said back then that seemed to be the plan that Kody "sold" them on. However, after they bought the property and it was posted online about the sale, people knew that it was in fact four separate parcels that bordered each other in the rectangle shape. In the beginning they only showed this graphic.

Then the new idea came when Kody decided that he wanted the property divided into five lots because "No one can have control over the pond". He sang the song and danced the dance that since Lot 2 and 3 had trees, they would have the same value as Lot 4 and 5, which are double the size of them. Somehow in his dreams he thought that a house could be built on Lot 1 when there are boundary lines, a gas road easement and a flood retention pond.

Only recently have they shown the actual parcels as they exist in the real world.

The last parcel on the right is the one that Christine had her name on, but quick claimed it to just Kody and Robyn.

They have also finally confessed that they paid outright for the two large lots, yet owner financed the two smaller lots and signed a contract that states if the whole amount isn't paid off by June 2023 that the entire four lots revert back to the original owner. And Kody thought he had made such a great deal getting the seller/owner to drop the CC&R's to seal the "dill".

I look at it this way: they paid $820,000 for all of Coyote Pass.  If each of them owned an equal share (all 5 of them), in 2018 they each had $164,000 equity in it.  

They gave Christine $130,000 to put down on her house in Flagstaff.

They gave Robyn $222,500 to put down on her house in Flagstaff.

Christine quit claimed her share of Coyote Pass over to Kody when she left, but she kept the down payment and increase in value of her house (she sold it for $180,000 more than she paid for it plus she kept the $130,000 down payment).  So lets say Christine walked away with $310,000 (ignoring realtor fees).  

If Meri, Janelle, Robyn and Kody split Coyote Pass equally NOW they each have  $820,000/4 = $205,000.  Probably somewhat more, because you'd assume the land appreciated in 6 years.  

But Robyn still comes out WAYYYY ahead, because the house they bought for $890,000 sold for $1,775,000, for a gain of $885,000.  And as far as has been shared on the show, neither Meri nor Janelle got a share of the $222,500 down payment back either.  So she's sitting on $885,000 appreciation + $222,500 down payment = $1,110,000 worth of equity.  Plus she still gets her share of Coyote Pass.

Janelle really lost out....

The difficulty comes from neither Meri nor Janelle being legally married to Kody at the time all of this went down. I would imagine that legally this is no different than several friends getting together and pooling money into a savings account. First off I would love to know whose names were on the family accounts? Surely to God this money was not in just Kody's name. Maybe it was in the Brown Family LLC which would be better. But I have a feeling that the family account has been drained.   At least Janelle was seeing a lawyer to find out what could be done with the Coyote Pass property. 

Are there actual deeds filed in the clerk's office with the title holder's names on these 5 parcels of property?  Or it this just something that Kody and the wives came up with?

There are four parcels on file with the Coconino County property records.  I've intentionally excluded the addresses to avoid breaking PTV rules.

If you break down how the original land cost by who was on the deed:

1.  Christine, Kody and Robyn : $300,000  (Christine was taken off in 2019)

2. Kody and Robyn: $170,000

3. Kody and Janelle: $170,000 

4. Kody, Janelle and Meri: $180,000

So legally Janelle owns half of $170,000 and one third of $180,000.   Meri only owns one third of $180,000.

This is exactly why they say polygamy is unfair to the "not legal" wives.  Janelle and Meri will have to sue for their fair share - which at the least is 1/4 the total of Coyote Pass and a share of the $222,500 down payment on Robyn's house.  No way should Janelle only be walking away with $145,000 and Meri $60,000 that they legally are titled to on Coyote Pass.  

Plus, that's not even taking into account the lump sum payment of $292,000 that was made in June of 2023 to pay off Coyote Pass.  Who put that money up?  I'd assume it came from the family account but if not, Janelle had to pay a share of that cutting into her net "estate".

But if Janelle and Meri's names are not on the other 2 parcels that are titled to Kody and Robyn how can they have a  claim to the proceeds if these 2 parcels are sold?  I doubt that they are going to get any money out of Kody. He scammed his first 3 wives big time to provide for a cushy life with Robyn and her kids.

The previews for next week’s  episode show  Ysabel distraught that David might replace Kody. 
 

Speculating why she would think that? 
1) Polygamists sometimes reassign wives and offspring regardless  of anyone’s wishes? 

2) She actually thinks  Christine will deny her seeing Kody/ vice-versa?

3) Kody has no interest in seeing Ysabel? 
 

I don’t see 1 or 2 coming into play here. They were AUB not FLDS.  Christine doesn’t like Kody, but she’s not going to deny her kids the chance to see him. In addition Ysabel is an adult and can drive herself to Flagstaff  if she wants  

it’s number 3 and  has nothing to do with David or Christine.   Kody only cares about the kids at Robyn’s house.

Kody wasn't there for her when Ysabel needed him most.  It wouldn't have killed him to participate in her aftercare, if he was dead set on not traveling for the surgery.  Robyn was a total selfish bitch to tether him to her chateau, and she had the balls to whine, "my kids can't be without their dad."  Meanwhile, all the other children that bastard sired had to make do without him at all.  😡

I think a lot of how they are around Kody is 'managing' him.  They know he has an explosive temper and is an ass.  Although Meri would take him back in a heartbeat.

I think she would also. And I think he will be nice and pleasant to her so she will accept the small amount of property or money that he will say is her share of Coyote Pass. I just hope she will listen to Janelle and and not fall for this.

I don't post here much like I used to, but wow!!!  Had no idea the house sold and they had bought another one.   I did  think it sounds like the house Christine and her new husband whose name escapes me  would want with the big kitchen and plenty of parking.   

Is this supposed to be for another season where everyone is shown buying new houses and/or moving?

They actually sold it at a profit. There are news articles about it that you can Google.

They closed on November 4th, for $1,775,000. I’m thinking the separate lot was included in the sale, but I don’t know for sure.
