The brownstones in Brooklyn looked well maintained on the outside. I wonder what it was like in the 50’s & 60’s?! NYC has supermarkets, but they have much narrower aisles than suburban folk are used to. Some neighborhoods like the financial district and midtown have far fewer (if any) actual grocery stores. What we had ,even before the pandemic, is home delivery of groceries. Place your order online, and the groceries come directly to your building. I really, really wish NYC would tax the foreign luxury buyers. I've seen some crazy get-ups during the pandemic. I'm so glad the show went back to show us how some of the sales went for the guys after the lockdown. They answered several of my questions, with one being just how many people were leaving NYC. I've heard & read conflicting reports. Ryan mentioned several times how many people were leaving, and then he said that he also lost 80% of his buyer pool (I think I heard that correctly.) Yikes! That's a huge drop in potential buyers. I wonder how many of those were international buyers. I'm sure the market slowed down around my area (the South) last year, but the past few months has seen a surge in home sales. In fact, most homes that are being listed are just the starting point for negotiations. It's definitely a seller's market here. I'm seeing the same thing in Florida where my family lives. People buying homes virtually and getting into bidding wars. It's crazy out there! Ryan's daughter, Zena, is a doll! As well as the other kids! I miss Fredrik on the show, but at least we got to see him via Zoom. I miss his zany energy when showing a house. He makes everything seem exciting! The house that Steve went to see in upstate New York was beautiful. It has a lot of potential. It really needs a designer's touch. I thought the inside of the house looked a little sparse, but at least it was neat and clean. A lot of the luxury market buyers have vacation homes, or live in other countries and only visit NYC. I would think with the high budget buyers, that the property Steve is listing for Cornelia Guest, in the country might be a better sale than in town properties. Steve with the animals was adorable. I did the FF through the rookie brokers. I want to watch the A team, not the junior varsity. I hope this will be the final episode with 'how we survived the pandemic" stuff, and just addresses the market challenges. I like Ryan's strategy on the twin apartments, with selling one, and renting the other for a few years, until the market improves. It's really gutsy of Ryan to start to his own firm during this time. See, even Ryan's family went to his parent's place in New Hampshire. I think there are various parts of Ryan's company, sales, rentals and property managements, and I think he's flipped properties before too. I love seeing Ryan's renovation, and Emilia's family. Emilia's brother is so funny. I love him getting Ryan to put garlic in the walls. I got the impression that the homeowner had lived (vacationed) in the house for years but I guess not. I like Steve Gold the most. He’s never OTT seems generally nice. That said, how can a guy who looks he hasn’t showered or shaved look look like a runway model with a cow neck sweater. I mean I know he was a runway model but how does he do it without looking like a schlub. Asking for a friend. Ryan’s house looks amazing. For some reason I missed how many floor's it had before but I think or saw 7 shown on this episode. I don’t know a thing about brownstones but I just assumed they were about 4 floors. I would loved to see the courtyard totally landscaped with lights and candles everywhere. That would be such a nice place to relax and/or party. Somehow my tiny deck isn’t cutting it. It sucks being poor. LOL!!!!! i remember Ryan on As the World Turns and he was awful. I remember thinking then what awful casting it was. He didn’t last too long either. Her husband got a job in FL so they probably can absorb that kind of hit. But I also wonder if the brokers are overplaying this supposed exodus to get sellers to lower prices so that they can make deals, because their incomes were hit and some deals are uncertain. Because high end real estate was already going down in Manhattan before the pandemic. I thought there were parts of it that were just fine, but I can also see how much bigger the place looks by taking out some of the walls. However, I know several people who had homes under construction, and had someone offer them a humongous price because they wanted the specific location, and style of house. One person was building on the shore off of Myrtle Beach, and (this was 20 years ago) were building their dream home. (This was when a lot of older country singers were relocating there, it was a slower pace, and fewer shows than in Branson, MO). A person who was kind of famous (I don't know who) saw it, and offered way over what it was worth, but the homeowners turned it down. This was a big offer over asking, no inspections, no financing, and later they wished they had accepted, and moved on. I really get a kick out of Ryan's father-in-law Leonidas. I can see where the brother-in-law gets his sense of humor from. Ryan's townhouse is gigantic, has that expensive, large elevator, and the square footage and location really are good. It's funny how the 'good' locations change. The townhouse is 8,000 sq. ft, and 6 floors. Chit Chat June 18, 2021 Share June 18, 2021 I'm glad that we got to see Steve's property (Ansonia). The remodel looked great. I thought that was the property the owner took off the market. I didn't think we'd get to see it updated. I thought that the price for that amount of apartment was actually reasonable (not that I have 3M to spend, but for NYC standards, it seemed pretty good.) Tyler cracked me up with his line "fresh air is having a moment" when commenting on how buyers want apartments with windows that open, or terraces, etc. Fresh air is a precious commodity if you're in quarantine in a high-rise apartment! I love the layout of the apartment he's selling (lady moving to Florida.) The kitchen has the kind of layout that I like. Some of the wallpaper is a little much, but it's still a beautiful place. Okay, I'm really disappointed in Fredrik's negative attitude about Ryan opening up his own brokerage. No need to be a dick about it. Fredrik and his assistant need to practice with the little rolling I-Pad before doing another showing. That was a little awkward. I applaud the effort though! I like Fredrik, but it's just not the same without his crazy energy when showing properties. I liked how Tyler tried to console her by telling her she'll go have her Florida home, then maybe in the future she can come back and have her NYC home. It was very sweet of him. Mr. Chat and I have moved a bit over the years, so I understand how difficult it can be to leave your home/job/friends, etc. Hopefully she'll be excited once she's in Florida and will find another dream home to make her own. She might be reluctant to do that again though. I liked the wallpaper in her home, but some of it was just a little overdone (in my humble opinion!) A little wallpaper goes a long way! When selling a home, people can have a hard time visualizing their furniture in an empty space, and some can't see past a paint color or wallpaper they don't like. It's crazy to me, but having been through the selling process a few times, you learn what people think about your home - good and bad! I can overlook those things if I don't like them, and repainting or taking down outdated wallpaper isn't a big deal to me, but from what I've seen of home renovation shows, a lot of people don't want to have to do those things when they buy a home. Again, that's crazy to me because one can't expect to buy an existing home that's going to meet every buyer's specifications. Those people to need buy some land and build their own home if they're that picky! About the Ansonia, when Steve & the other Realtor were negotiating, I heard her say that they don't know what's in the walls of that old building, so another reason for a lower bid. Wouldn't that building have to be checked for asbestos and other issues? Wouldn't they also bring an inspector in to go over everything before the purchase? The 2 big concerns are lead paint and asbestos. I'm curious if the old NYC apartment buildings have to have these things checked, or if they're just grandfathered in and you take care of it if you remodel. That's a big ordeal to remove asbestos. I love the makeover on the Ansonia property. Tyler's client seemed so fragile, and upset to be moving. I had to laugh at Fredrik's moving screen, and how awful it was. Plus, no building in NYC is going to allow an Alpaca, and many don't allow dogs over a certain size either. I'm sure that was only for the story line anyway. It was gutsy of Ryan to launch a new business during the pandemic. In real life all of the agents seem to be very friendly with each other, and I can see how Fredrick was worried about Ryan taking a huge step in an uncertain time. I love watching the reno on Ryan's townhouse, and his father-in-law Leonidas is hysterical. The FIL seems so tough, and then him telling Ryan that when his wife, and daughters get upset Leonidas just says "Yes" to everything they want. I'm a little confused on this too, but was it his production staff that he brought with him? I'm thinking that he isn't allowed to "recruit" people away from his old office, but if they choose to leave and go with him, then it's okay. In the dental world, if I go to another office, I'm not allowed to call my patients and ask them to follow me, but if they do so on their own, it's okay. After annoying me earlier in the season, I like him again. Fredrik’s ipad on a stick was pretty awful. I have to think that was just for tv. I was also surprised to see his attitude towards Ryan. I liked that everyone seemed to be friends now, so I hope we’re not going back to a lot of drama between Ryan and Fredrik. I thought Ryan owned the other business, so I’m actually confused. Regardless, I wish him well. I liked how Steve’s Ansonia remodel. It looked really nice but that kitchen is just awful.
