Marie Antoinette / Jazz House New, 11/06/2024 Season 4, Episode 10 (New Orleans Season 1, Episode 5)

"The pressure is on Keith and Evan as they take on their third and final duplex in the Big Easy; they're looking to weave two of the city's major influences on opposing sides of the house."

Third and final remodel in New Orleans, also a double.   Lots of water damage, and mold.   currently 2 bed and 1 bath on each side.   Wood is rotten, nails are rusted away.  Another Camelback to extend the square footage, and make the owner's side bigger.  One of the neighbors has lived across the street for 58 years.  I love seeing Charles, the contractor, working with them.   Shea visits again.   

Because the first house sold for a lower price, and the second one doesn't have an offer, they're trying to save money on the third house.   Keith wants to paint the exterior black.   I hate that idea, New Orleans is all about traditional and brighter colors.   They're finding furniture and decor itens at the Habitat for Humanity Restore.  The get some great tile and furniture finds at the Restore.  They're saving tens of thousands on tile.   Shea visits again for the open house.   I have to admit the black exterior paint looks good.    

Marie Antoinette-owner's side.  Beautiful.    I love the kitchen with the stove arch. Great bathroom on the main floor.  Second floor has two ensuite bedrooms.  (The elephants are in the bathroom on the second floor, they put elephants in every home they redo). 

Jazz House- rental side.  The kitchen is big for a 1 bedroom apartment.    Looks very roomy. I love the tile, beautiful and a bargain.  

Purchase price $84,000  , rehab budget $200,000, list price $315,000.  It's a smaller house.  Evan is thinking about holding the house, and waiting for the market to improve.  I think having the show air will lead to better offers.  House is now 1950 sq ft. Apartment is 1 bed 1 bath, owners side is 3 bed 3 bath.   

I think having a rental property attached is a great idea.  

 

First House sold for $369,000. (lack of dedicated private parking and crowded street parking killed the price. They were hoping for $399,000 or more). 

Second House -Tradition and  New Orleans house, no offer yet.  Offer is for full asking price.  

Third House-Holding on to house for now.  

If they don't get a full price offer, they'll keep the third house, and maybe use it as a home base for future trips to redo houses. 

(Next week they have another Property Brothers show in this slot, so if the final five Detroit episodes air it won't be immediately).

Me too.  I don’t really like the NOLA episodes.

I love the boys but all of those finished houses looked almost identical to me.  Maybe it's because they all have identical layouts.  At least the Detroit houses come in a lot of different set ups.

That is the same for me.  I wasn’t really interested in the houses they were doing there.

I love Keith's designs, and the neighbors.
For New Orleans, I loved Nightwatch, shown in reruns on Crime&Investigation Network, some on tonight, 11/8.  (Some are in Tampa, bur they usually say.)

I was surprised as well.  Apparently we are done for what felt like a very abbreviated season. 

On IMDB it lists 5 episodes in Detroit and 5 in NOLA so we are done for 2024.  Gotta say I didn't enjoy NOLA at all.

Aw, I thought they were going back to Detroit for 5 more episodes.

I wasn't excited about NOLA but I think a lot of it was just the feeling that that's not where Evan and Keith belong. I'm kind of hoping it was a test of the process and ratings and HGTV is considering a spin off. I think I would have enjoyed it more with a couple of locals. And an on-site Shea. It seemed strange that she was acting as their realtor when she really didn't know the city (the parking requirement shouldn't have been a surprise). But keep their contractor.

Did they show the parking at the 3rd house? And I know K&E talked about how much they loved it and they might need to have a place in LA but they didn't decide to keep it, right?
