Steve's new relationship highlights his classic commitmentphobia.  A long distance relationship is hard enough, but across continents?  Is she planning on moving here?  I give it one year after the baby is born.  We'll then watch Steve navigate shared parenting as a single dad, and.....hilarity ensues.  He knew this girl for 5 minutes and fell madly in love, but couldn't find one single girl in NYC, the most densely populated city in the country.

Speaking of giving birth, Emilia's lips are about to give birth.  Can they even fit any more fillers in them?  Ruining your looks, one needle at at time.......

Steve's baby has already been born. I am pretty sure the gf is living in NYC with Steve. I don't give that relationship odds of lasting too long. Wasn't she a "model"? Yeah, met on the plane, pregnant immediately, will not end well.

Those lips could not have been any bigger and she had on SO much eye makeup and the biggest false eyelashes. She looked comical. I really dislike her.

Yeah, I do not seeing Steve's new relationship ending well either.  We might even see a custody tug of war if/when she decides to go back to London.  Don't know what he's thinking.  (little head, not big head).

I actually liked Emilia when she first met Ryan.  She was a practicing attorney, adorable, very cute & fit, and professional.  They actually met at an open house he was throwing, and it was back when he couldn't/wouldn't commit to anyone.  She took his breath away, along with his heart.  These days, she's this whiny, cartoon-faced version of her former self.

Re:  Surrogates.  In general, not just F & D, or Andy Cohen, or Jeff Lewis.  The egg donor, the baby's biological mother, is someone we have never, nor will likely ever, see.  I'm sure it's all very legally tightly bound up, but we will probably never know the identity of these donors.  Or does anyone here know?

My now ex-husband was asked, while we were married, to be a sperm donor for a female couple he worked with.  We talked a lot about it; I was on board, but he was not, with future possible emotional ramifications that he felt he might have.  In the end, they found someone else, but I thought it would have been cool to contribute to their family.

US Weekly has a short article online with some pictures of Steve, the gf and baby. The gf says she always wanted to be a young mom. She is 26. Met in August. Baby in June. Good grief.

Most likely if they used egg donors, they would be anonymous, though the donor can opt to make it possible for the parents or children to contact them. 

Jeff Lewis and Gage are being sued by their gestational carrier for using footage of her without her consent, but she was not the egg donor. 

Surrogacy contracts, in the states that allow surrogacy, are extremely tightly written and enforced.

 Believe it or not! It is called superfecundation. "Superfecundation is the fertilization of two or more ova from the same cycle by sperm from separate acts of sexual intercourse, which can lead to twin babies from two separate biological fathers." Having different biological fathers for twins is heteropaternal fecundation.

I read an article some time ago in which Fredrik mentioned that it was easy to dote on his daughter, but was advised (by a doctor? - not sure) that he and Derek need to make sure and give each other's child equal attention (or something along those lines.)  It's not that they don't love each other's kid, but I would assume that one would naturally gravitate to their own.

Those kids have a wonderful life and it's nice to see the love shared by the entire family.  I like seeing the photos of Fredrik's family whenever they get together.   He and his brother seem close.   It's nice to see families getting along!

I don’t believe any of the drama on this episode.

Even if Frederick was surprised by the loss of that commission, he probably doesn’t care, it was for show.  He wouldn’t really devote so much time to one listing other than to film scenes for the show, like looking at costumes for the party.

And nobody would be fooled by the drums to mask the traffic noise.  They can see the traffic plainly and having them play the drums all the time would be an obvious ploy.

Oh and really Steve was stressed over not having a cable for his PowerPoint?  Give me a break.

I don’t see anyone driving 2 hours to some upstate NY town most people never heard of.  There’s a reason previous ventures there failed, because nobody goes there.  Now maybe if other nearby towns had some attractions, I could see it.

How well do these guys know each other that Frederick and Steve both pawed Emilia’s pregnant belly?  Apart from the show do they socialize regularly?  Even if they did, they wouldn’t be touching her there if she wasn’t pregnant.

Yeah like some Bravo production assistant doesn't have every cable known to man in some little box.

There are some nice attractions up in that area (we were there a few weeks ago) but I agree they probably don't need a whole lot more hotel/event space. Plenty of more accessible areas to get your "rustic wedding" done.

The pawing REALLY irritated me. Don't just go touching a woman's belly, fecund or not.

Ironic (or not, actually), but that town where Steve's property is, Esopus, is where LuAnn from Real Housewives of NY, also a Bravo show, moved this season.  Wonder if/how there's a connection?  

And yeah, I noticed the pregnant belly touching.  Annoying.  My niece gave birth earlier this year, and I asked her if people randomly walked up and tried to pat her belly.  She would surreptitiously move far enough away, as she felt it was weird for even close friends & family.  I only ever touched her belly when she told me he was moving and she wanted me to; I never would have otherwise.  So yeah, I felt it odd for them to do that.

Jeff Lewis made a comment about his surrogates pubic hair/grooming on national television.    I know that he is known for being crass, but he lost me there.  I want to believe that Jeff can be a great dad, but he has a way of driving a wedge between everyone that he cares for and whom has been shown to care for him.

I'm glad to see him too.  I'm even happier to learn that Fredrik and others stepped up to persuade him to come back to NYC.  Luis always had such a joy and positive energy around him.  It's sad to see him feeling so down.  I truly hope that he can work through the hurt and discover happiness again.  It's also nice to see that the friendship between him and Fredrik goes beyond this show.   I'm pretty sure that Ryan feels the same way about him too.  

Those sellers must really be kicking themselves for not taking that $9 million cash offer from the start.  I can understand asking more if you get into a bidding war, but to up the price like that makes no sense to me.  The seller asked for $9 million, and that's what was offered.  With no other buyers waiting in line, it wasn't a smart move in trying to suddenly ask for more.  We almost walked away from buying a home when the seller asked for more earnest money a few weeks after we made the offer and paid the original fee.   It really ticked us off.  Luckily we were in the driver's seat and he backed down, but we were prepared to walk away.  You've got to know when it's a seller's or buyer's market, or the history of the property you're buying.  Talk about looking a gift horse in the mouth though!

I recorded the first ep of the season last week. I tried a couple of times to watch it, but couldn't get past the first fifteen minutes. I deleted it off my DVR. I love real estate porn, but feel as if these shows are too focused on the brokers' private lives and it bores me after a while. Did I make the right choice?

I fast forward through most of the private lives segments. The properties are great this year. No major building projects.

I probably wouldn't be as interested in the show if it didn't feature the brokers' home lives (or really any personal scenes where they're not screaming and throwing drinks at each other). At this point the characters are more of a draw for me than the real estate. I even like Emilia!

The mother with the one bedroom penthouse was another fool of a seller, even if she was only acting on behalf of her fool of a daughter. Nobody cares if you spent $100K on a shower and $250K on electronics and fucking cashmere walls. Ever heard of depreciation? The sellers might even decide to rip all that shit out!

Although the five outdoor spaces could be useful during arguments when one spouse needs some alone time. Just don't get in a tiff when it's snowing.

The woman with the underground pool townhouse, oy. A pool is as much a liability as it is a feature. Like Ryan said, buyers can get four-bedroom apartments in buildings with doormen, parking, and full amenities for that price.

I actually am curious how snow removal is handled on all of these high-rise outdoor patio and rooftop areas. The extra weight can really take a toll on a structure. Or are there drainage systems built-in? I'm thinking about the 4' icicles that form on my own Wisconsin house during spring thaws, and can't imagine how dangerous that would be in a heavily populated city.

I like a little bit of their private lives mixed in with the real estate.  I really enjoy seeing Fredrik with his little kids.  He's wanted them for so long, so it doesn't bother me for them to show them from time to time.  I loved how Luis kept calling him Papa.  

With the real estate market down, maybe they had to film more of their home life because it's already getting old hearing them say "the market is really tough right now!"

Although that 7-story townhouse was pretty, I can't imagine having to tackle those stairs everyday.  I would tire of taking the elevator in my own home too.  The staircase with the glass sides would be a no-go for me too.  The home doesn't seem practical with so many levels, especially if you have young kids.  

The property Steve sold for $2 million seemed liked a steal to me!  That property has so much potential.  The possibilities are endless.  I'd be curious to see that place in a few years and see what they did with it.  

Thinking back to how Fredrik & Ryan were such dicks to each other in the early seasons makes me appreciate that they have a friendly rivalry now.  I have tired of shows where there is so much drama, so MDL hits the right note for me. Sure, there'll be the occasional disagreements, but with these guys, it doesn't seem to last for long.

I also thought it was ridiculous that the sellers didn't take the $9 million full price offer. They should have just taken it and been done with it. The wife of the seller couple  looked absolutely sick over the property not selling, in every scene on the show. Made no sense to try and up the price.

Steve's $2 million property may have seemed like a bargain, but I cannot even imagine how much it would cost to actually do something with that property. It needed so much work! How much would adding a septic system cost? Seriously, it would cost millions to turn that property into something.

I hope Luis is under a doctor's care and is on anti-depressants or getting therapy or whatever he needs. It doesn't look like his former co-worker lady is too thrilled with him next week. I suppose he proposes working with her again and she is probably like--um no, I can do this on my own.

I don't get when people put in expensive, taste specific items and then get pissy when other people don't love them. I wouldn't care what kind of functions were in the shower. My morning showers take less than 10 minutes. Cashmere walls? I guess if I'm gonna stand around all day stroking them, it'd be good.

I'm thinking of the mega-rich buyers who would look at $2 million as petty cash!  You're right though, it would take a lot of money to get that property in working order.  Hopefully it's structurally sound and the rest will be mostly cosmetic changes - albeit rather costly ones!

Amen!  I don't need a shower with 50 different water nozzles on it!  What happened to conserving water?  I look at these fancy showers as a way for people to stand in there longer and waste water and the electricity needed to heat the water.  Maybe they've got some kind of water flow control.  I really don't know.  Either way, one shower head is sufficient for me.  YMMV!

Ryan may be pissed that the sellers backed out of the deal but they looked beaten down, seeing all that money they planned to make evaporate.  Guess they didn’t see the bubble.

Frederick’s seller was also prepared to lose money but not too much.  Well if they can afford to wait for the price that they want, they much not have to worry about paying mortgage and property taxes while they wait.

As for Steve, if it wasn’t for the show, maybe he wouldn’t have bothered.  Be curious if the buyer opens the hotel there and is able to get people to come up there.

I think he was saying was that that wasn’t the block/neighborhood to have a multi million dollar townhouse when everything is rental units. You never want the best house on a bad block..the OK house on the best block is where you want to be. My FIL used to jokingly say that he was the smartest person in the dumb row. Same concept.

If the townhouse people had just taken the $9 million when it was offered, they would have avoided months of carrying costs, and costs for trying to rent, or relist it for sale.    They're lucky to get that close to asking, especially after the stunt they pulled trying to jack the price up on the potential buyer.   

I wouldn't have paid anything for that townhouse.   The noise next to the BQE was horrendous.

Wasn't one of the sellers a real estate agent?  I was assuming the wanted to be on TV and it made more financial sense to wait out the listing agreement and then sell it themselves so they could pocket part of the commission instead of paying it out to another party.

Or another theory, the realtor actually was part of the featured realtor's group, and they had a renter for a while who paid a lot (sometimes there are specialty renters that pay a bundle for a furnished place), and then they put it back on the market.    I can't believe they managed to sell that place with the constant noise.

The people who were selling the noisy place seem like morons who shouldn’t be flipping houses. They probably did alright when everything was booming but that was just cause it was booming and prob hard to fail. They annoyed me. Or it could all be fake who knows.

Steve’s place he’s selling is stupid. It will cost so much to fix it and is that even a place where ppl will wanna go? Seems like whatever goes there will fail. It should just be demolished. I don’t know why it’s a historical landmark anyways.

Steve is on WWHL. He is not looking cute. His hair looks funky. The baby is 9 weeks old.  Andy asked if he and the gf had talked about marriage. I thought he looked pretty squirmy when he answered that they had talked about it, but one step at a time. I predict within a year, they will no longer be together.

I'm watching earlier MDL New York today from 6/16. Louis this season looks like a shell of himself from 2016. He doesn't even look like the same person. What happened to him? I'm sorry if this has been discussed already.

I'm happy that this show has been focusing less on the brokers' personal lives. And now Luis got an ex pregnant? 

Watching him with Ronita, I thought to myself "It's too bad she's married with a kid because they seem to get each other and there's some chemistry."

He had a bad breakup that sent him into a spiral.  He does seem quite broken and now expecting a baby.  I think Frederick especially has tried to be there for him.  I was surprised that he kept his company and was getting commissions still.  He probably doesn’t have to work but needs to.  Really Ryan, Fred and Luis could all retire at this point and live comfortably.

I don’t get Derek and the kids moving to LA with Fred commuting because he so desperately wanted the kids and a family, why live on the other side of the country?  He is still based in NYC.

The guy Jordan on Fredrik’s team is such a whiny baby. His discussions with Fredrik might be fake though cause no way would he talk to Fredrik that way. At least I don’t think so.

Luis seems to just really want a kid but it’s almost like he thinks it will fill some void in his life. My theory on Luis is that he’s deep in the closet and for whatever reason doesn’t think he can come out. I have no evidence really for this theory but it’s just how it seems.

Fred laid down the law.  He’s not going to waste time trying to sell a place which is overpriced, because the owners are being unrealistic.

Yeah those younger workers are in no position to buy a $15 million home.  But free booze and food and the chance to take selfies?  I thought realtors didn’t like lookie-loos.

Of course a TV show is different, though those workers work long hours so maybe an open house is the last thing they want to go to.

Luis was sharp at the listing meeting but if the buyer consented to appear on TV of course she was going to hire them.

I imagine Jordan's behavior was all an act. If you look him up online, he seems to have the utmost respect for Fredrik and is very close to him and Derek.

Ugh, I hope having a child is not going to throw Luis into even more turmoil. Where is the mother of his child? I guess in Europe somewhere, so not close. I like Ronita. She seems so on the ball and no nonsense. Her baby is darling.

I am a bit confused by Luis's announcement. This seasons started at the time of Fred's children's first birthday which was the end of November. Luis was back in NY then. (Can't remember if he was at the party?). In this episode he says he is going to be the father of a girl. So without knowing when this was actually filmed, if it was along the same time line whomever he got pregnant would already have to be at least a couple months pregnant if she found out sex via a blood test or at least 15 weeks if via ultrasound. So would Luis not be a father now as it is 9 months after the first epi was filmed? His child should be 2-4 months old. If he didn't already know the sex I would not wonder, but since he does the timing is off. Is he, or MDLNY keeping the birth under wraps for the sake of the show? 

I was hoping that the change in Luis was real - more relaxed and happier. Appears not to be the case, unfortunately. I do like his new look though, much less uptight at least in appearance.

Ronita's baby looks just like her! Both are beautiful. 

Steve Gold can pull off a casual business look, but Luis' presents more as a slacker now. At least ditch the earrings and nail polish.

Everyone else remember that one of Derek's main objections to having kids with Fredrik was that he would be the one doing the majority of childcare because Fred works so much? Hmm.

Ryan was cute.this episode. Liked the scene with him and Pam.

Passing out the flyers really exemplified why Ryan is a top broker. He was upbeat, comfortable, and trying to engage the passers-by. His team members OTOH were embarrassed, monotone and even sullen.

It's also easy to see how Pam got where she is -- incisive, clear-eyed, and realistic.

I get that, but also think Jordan needs to make his own decisions. That couple weren't motivated sellers in any sense, so it was always going to be a struggle.

Steve Gold can pull off a casual business look, but Luis' presents more as a slacker now. At least ditch the earrings and nail polish.

I don't like Luis's new look. I agree with Ronita that he should wear a suit to a listing meeting.

He seems to still be very troubled.
